We are boat nuts, but in July in Florida, afternoon is not the time to be out unless you really like being very hot. So we did our Sunday open house and then took the boat out at around 6 pm. This is a great trick, since on Sunday night most people are headed home when we're headed out, and we have a little more peace and quiet. Plus the setting sun is usually fantastic. I forgot the camera so these were taken with the Treo built-in. Not the greatest ... Question of the Week: Why do condo fees exist, and why is there such a huge difference from one condo to the next? Sarasota is a great residential town. There are terrific amenities, a fantastic school system, and ample sunshine for us year-round residents. But the fact remains that Sarasota is also a part-time community. As a buyer agent, I try to keep people up to date with those pockets of the market where we are seeing great deals. I noticed that my broker hit one of these on his blog- downtown Sarasota, which is an exceptional place to live, in my estimation. But another segment of the market which seems to be producing great "price per square foot" deals are golf properties. Like most markets Sarasota has had a down turn in prices and an increase in inventory.  We are also seeing sales as Sarasota is a premier destination.    That inventory includes some very very (did I say Very) nice homes on Longboat Key, Siesta Key, Tera Cia and Bradenton Beach.  As a local I expect that the cost of a home on LBK will be more than one on Siesta Key or Bradenton Beach but in comparing prices there is not that much difference.  Tera Cia being more exclusive yet a different (read more relaxed) atmosphere than LBK from my point of view - of course this is most probably do to the amount of semi new construction that has gone on in Tera Cia.  Regardless, I am seeing excellent price points on the island properties.  Let me know if your interested and I will do a search and ema...

For many years, Ed Smith Stadium over at 12th and Tuttle has been the spring training home for the Cincinatti Reds. The Reds are leaving us after the 2009 spring training session, and I wasn't really in on that controversy. But now the news is that the 2007 World Champion Boston Red Sox are looking at Sarasota as a new training camp venue, and Sarasota is looking at the Sox: http://www.heraldtribune.com/article/20080603/NEWS/806030314/1661 I'm not a big sports fan but I did go to my first major league baseball game a few weeks ago in Tampa (The Tampa Bay Rays beat the Chicago White Sox, thank you very much) and it was great! Three news stories crossed my desk this morning that are of interest to Sarasota home buyers. 1) Sarasota was named by the Editors of "Relocate America!" in their annual Top 100 places to relocate. The winners are picked based on the towns own submission of what makes their town special, and demographic information such as schools, business, environmental awareness and amenities. 2) Siesta Key Beach, arguably a Sarasota Buyer Agent's best selling point, was named 2nd runner up in Dr. Stephen P. Leatherman's annual "Top Beaches in America" list. Sarasota Real Estate Market Update Sales of Sarasota Florida Homes Total 567 The Sarasota Board of Realtors issued a press release on May 23 indicating month over month improvement in Sarasota's real estate market continuing what looks like a trend.  Statistics pulled from the Sarasota MLS system reported overall property sales in the local market for April 2008.  In March, home sales in Sarasota topped 500 for the first time in eight months and in April homes sales stood at 567.  Read article in its entirety on our Sarasota Real Estate News Blog.
