We've had some listings that have had only 1 showing in months. One waterfront listing, at $675,000, had a showing request early this week. The shocked sellers said, OK. The following day, we had another showing request. More amazement, but OK. And yesterday, the third showing this week. What's happening??? A nonwaterfront listing, at $200,000, has had a few very quiet months, after an initial showing burst. It, too, has a showing scheduled for tomorrow - and today I had a prospect call that wants to see it on Monday. Today all three of us on the Simms Team were showing properties to buyers - from $225,000 to $1,000,000. St. Pete Beach is located on the coast of Gulf of Mexico in Pinellas County, it is the 7 mile long barrier island called Long Key. St. Pete Beach was incorporated from several communities. As the prices of condos have dropped, I've seen a big spike in the desire for beach front condos.  Many people have wanted to sit on their patios and listen to the waves come in and watch the sunset.  Unfortunately, as prices were skyrocketing, the average cost for a 2 bedroom/2 bathroom condo was closing in on $700,000.  But now there prices are dropping below $500,000 (can even find a few 3 bedroom units) and more and more out of town buyers are interested.  From Canada to France, I have buyers calling and flying down to get thier piece of the beach.  I think the most surprising part of the new trend, is that while many of the lower priced units need lots of upgrading, you can also find some really nice deals.  On Friday I was looking at a 4th floor, corner unit that had been purchase...

I just got the news that the "German baker boy" a little bakery on St Pete beach had to close their doors because their Visa has been denied.What are we doing?  Isn't Pinellas county real estate market suffering enough?A huge portion of our income here on the beaches comes from tourist; the German Baker Boy added a value service to our community, supplying all Europeans and Canadians with the bread and pastries they love.While our government is talking about amnesty for illegal immigrant they punish the ones who have been here legally for years like the Bakerboy.Marina and Detlef Raddant came to Florida 10 years ago and opened their bakery.For 10 years they have been serving the community and paying their taxes, paying their rent, paying for their own health insurance etc.They have not ...
