  I recently had a home for sale in St Cloud, Florida. It was built in 2005, over 1800 sqft and had 4 bedrooms and 3 bathrooms with wood floors. The home was on over a third of an acre. I was representing an investor that was selling the house. So, I did my due diligence, pulled the comps in the neighborhood and listed the home 2% over what the appraisal would be. After seven years of selling bank owned homes and doing multiple BPO's every week, this isn't a task I do lightly.
