Before you do anything, start packing! You will have to do this anyhow, when the house sells, so get a jump on it before you even call a REALTOR to discuss listing it.  Pack away the family photos, the chachka's that you've been collecting for the last 25 years and remove anything that might be a distraction to a potential buyer.  You want them to be able to visualize their furnishings in your home by staying focused on the rooms not what's in it! You may have an older home and have not updated it throughout the years.  If you don't have the funds to replace faucets or update appliances, the next best thing you can do to get more money for your home is almost virtually free!  The house needs to sparkle, old or new, and smell good, too!  Scrub the baseboards, wash the windows, tidy up th...

Today I am heading for Palmilla, The one and Only Resort, in Mexico. I am going with The Tony Robbins Platinum Partners Group, that I joined while at a Business Mastery class in Fiji this summer. There are only 4 of these trips annually, and this one is my first. The reason that I write about it is that first, I will be somewhat hard to reach while there and 2nd just to let everyone know about the opportunities there are out there for learning. With this membership, I gained a life/business coach. We speak weekly. She is amazing and has taken me far beyond where I was on many levels. The small group of people that I will travel and learn with are wonderful charitable people with a zest for life and hunger for more knowledge. They are the ultimate peer group. Then, there is Tony and his...

In a sleepy little town named Saint Augustine Florida you will find some of the most beautiful stretches of the Intracoastal Waterway, anywhere in the state. Where our neighbors to the north and south of us narrow to small canals with homes peering over the edges at each other, Saint Augustine has broad sparkling waterways mostly bordered by marshes and other natural vegetation. For those of you lucky enough to live in the downtown or Davis Shores areas, you will delight in your unencumbered views across the water of Historic Downtown Saint Augustine, our nation's oldest city! The magnificent tops of Flagler College and some of the old churches, The Cross, The Fort, The Bridge of Lions, and for those on the downtown side, the striking sunrises and the Old Lighthouse can be seen. For tho...

Did you know that each year, 700,000 Americans relocate to new towns to retire? Thats a bunch of real estate transactions. I found a very helpful magazine,, "Where to Retire", that is geared toward helping people with retirement relocation decisions in the US. Where to Retire editor Mary Lu Abbott said St. Augustine possesses qualities important to today’s retirees. “Its colorful past as the nation’s oldest city lures many to St. Augustine, where beautiful beaches and an easygoing lifestyle add to its appeal. Retirees find it’s less crowded than some parts of Florida and not as hot, and golfers relish the area’s outstanding courses.” With demographics like thiers, it makes good sense for St. Augustine Agents to target maret to these buyers!

Jupiter is in the sky with Aries as the full moon rises over the Atlantic Ocean at St. Augustine Beach, Florida. Last night as the moon rose over the horizon of the Atlantic Ocean, the beaches of St. Augustine Beach were nearly deserted as Mother Nature put on her show of stars. With the new technology of the Iphone, it was easy to tell that the bright star rising to the right and about thirty minutes before the moon was Jupiter. Immediately to the left of Jupiter is Aries, seen as a straight line of 4 stars. As the full moon, orange as our state fruit, rose over the Atlantic Ocean it was magical standing next to the surf rolling in and creating a mirror effect of the moonlight shining on the wet sand. Standing on the beach, as the moon changed from a burnt orange ball into a white spot...

In this chaotic economic environment I find that there are sellers are looking to list with Realtors that will give them a "reduced rate commission".  I for one do not accept those listings as I want to work with someone who Respects and Values what I do for a Living. Key phrase, I do this for a living!!! For as long as I can remember, commissions have been set at 6%. While the cost of gas, advertising and everything else has risen substantially, the Realtors fee of 6% has remained the same. We do not have 401ks funded by our buyers and sellers, insurance is not at a reduced rate for us self employed agents, and there is no  guarantee that we will ever get paid by half or even any of the persons that we are working with. While I most certainly agree that it is not "all about the money",...

When I first moved to the Pelican Reef community there were only a handful of homes. The neighborhood was quiet and there were never trick or treaters at the door on Halloween. This year was an outstanding year to celebrate Halloween in our community. There were over 40 children participating. The neighbors organized a hay ride, bobbing for apples, and lots of covered pans of things for the children to reach in and grab like bat eyeballs and other horrid things. The children were darling and it was a safe and happy Halloween for all. I thought that I would share some of the photos with you so that you can also enjoy our holiday affair! If you are looking for a home in a community with fun and happy people who enjoy their children and their neighbors, check out Pelican Reef, waterfront c...

It is always a pleasure to work with someone who is nice. When searching for properties to show your buyers do you by chance take a look at who the listing agent is?? Sometimes it can determine whether or not the property actually gets shown!! After price, location and condition, I do believe that Realtors look to see who the listing agent is. Many times there are agents that are just so unpleasant to work with that it makes you not want to get involved. On the flip side, sometimes you notice that a Realtor that you really like and respect is the listing agent and you show it because you enjoy working with them. Thank goodness there are plenty of great agents out there. It is so easy to be nice. Put a smile on your face. Go that extra mile. We should all be nice not only to our customer...

St. Augustine Isn't Just For Old Buildings St. Augustine has many facets, and we discovered yet another this past weekend while visiting our son for Parent's Weekend at Flagler College. We happened on a small bazaar tucked into one of the buildings on St. George Street. I noticed the soaps immediately as we strolled past. The scents and colors captivated me and I had to visit. The lady working there was so helpful, educating me on their products and giving me so many great samples. Right now I am enjoying the Pumpkin soap and Natural Beauty moisturizer and can't wait to go back for more. I'm thinking this is going to be a great place for Christmas presents! Visit the Hickory Ridge web site to check out their soaps, scrubs, masks, solid perfumes and more. Better yet, if you live anywhere...
