After looking at the numbers I am even more convinced that Lake Forest in Port St. Lucie Florida's Saint Lucie West is a great value. In the past 3 months from 3/1/2009 to 6/23/2009 (7)houses have sold in this gated community. The average sale price over that same time period averaged $79 per square foot of living area. Once again I'm reminded why I love this profession! A year ago a former customer referred her daughter to me as an excited first time home buyer. Having a potential buyer in this market was incredible and I couldn't wait to call. But, it didn't take long to realize this sale wasn't going to happen in 2008. Is it because it's the best mortgage out there?  Probably not, but it does fit more borrowers profiles than most other loans, making it easier to obtain. In this morning's local news paper there were a few articles on real estate in Port St. Lucie.  It looks like our average home price has leveled out and we should see a rise in sales because of it.  People are looking for hot deals, and Port St. Lucie has them.  Picture this:  The average home in PSL has these features:  CBS Construction, 2300+/- sq. ft, 3-4 bedrooms, 2 (or even 3) bathrooms, 2 car garage, built within the last 3-5 years, 1/4 acre lot.....Selling in the low 100's These deals are everywhere....some are short sales and foreclosures, but a deal is a deal; especially if the buyer is a first time home buyer.  Not every home is "move-in" ready, but if you are purchasing a foreclosure, you have to expect that the property won't be perfect.   Our office has many deals like this... 02/15/2009
