Florida State University's award winning film school is in discussions to partner with a Hollywood spin-off of a digital production group. Wyndcrest Holdings LLC is trying to tie up the loose ends on a deal that will create a 150,000 square foot facility within the Tradition development in Port St. Lucie. The new Wyndcrest company would be working on animated feature films and video games. Another division of the company would be working on military projects concentrating on combat simulations. This is another example of how much potential there is in the Tradition area of Port St. Lucie. The bio-tech industry is already started at Tradition and promises to be a very bright spot for high paying jobs and for the growth of support companies to the institute.     FHA loans seem to be one of the main choice of mortgages in the last 12 months or so. There are many reasons for this.   Time is $$ Money $$   How many times have we heard that time is money??? One thing that I keep hearing is how long it takes to close FHA loans. Just the other day, Michelle Gibson wrote : FHA loans approved & closed in 15 days? - I have been doing mortgages since 1992 and my first FHA loan was in 1993. The urgency is clear and I'm hearing it from all angles - local buyers want to find something FAST before their $8000 tax credit runs out and our neighbors to the north feel that the deals are going to start drying up.For example, in the past two weeks I have worked with a buyer who is desperate to find a good home and get it closed before he misses the free government money. I am still struggling to find clients that want to actually "buy" a home.  I get questions about interest rates, credit scores and loans; but the last time I checked, I was a real estate agent, not a mortgage broker....wait, let me change my hat.  The only answers that I have for these folks is that they should call their bank, or a mortgage lender, see what they can pre-qualify for, then come talk to me.  With the number of foreclosures and short sale properties on the market, it would be easier to "swing a deal" when you know how much the buyer can afford.   But, alas....the cash flow of investors is hovering over us here in South Florida like a black cloud.  They come in and scoop up these properties faster than we can say "sold".     The day before settling on your new home, your lender tells you that you have been denied for x,y,z of a reason. You ask how this can be because your lender has had your mortgage application for over 30 days. You are furious....  Well folks, this has been a very touchy topic of lately, those loan officers that issue pre-qualification letters or pre-approval letters.
