No your eyes are NOT fooling you, you DID read that correctly, I had a short sale close, from start to finish, in LESS than 28 days!  What an amazing effort on all parties involved!  Two Mortgages, I worked with both the Buyer and the Seller, and the transaction moved along smoothly with no problems at all!  I will toot my horn a little and say that the Title Co said that the package that I had put together was the first one they had come across where everything was in place, in order and correct with no problems, they actually want to use it as a guide for other Realtors.  So I just wanted to share the news that maybe....JUST MAYBE these banks are going to start moving on these Short Sales a "little" quicker to help ease this Market! It’s probably no surprise that homeowners who have faced the ordeal of foreclosure feel a certain measure of shame or guilt about their experience.  Whether or not those feelings are warranted, it's hard to survive the process completely unscathed. What is surprising is the recent development of "buyer's guilt."  Some who are fortunate enough to afford to take advantage of a low-priced foreclosure offering are suffering some degree of remorse about the transaction. Whether it's because they got a deal that none of their friends or family did, or whether they just feel badly about someone else's unhappy situation, the emotions are real, but should be approached in a different way. These buyers are not necessarily capitalizing off someone else's misfortune, but actually helping by removin...

The year 2009 has drawn to a close and I became curious to know how many short sales were sold in Port St Lucie this past year versus 2008. I ran a search on our MLS only looking at Single Family Residences (SFR) that sold  - not condos, townhomes, villas, or manufactured homes. Here are the numbers for Port St Lucie: 2008 Statistics3,234 SFRs sold314 were short salesThat means 10% of all sales in 2008 were short sales 2009 Statistics*4,430 SFRs sold992 were short salesThat means 22% of all sales in 2009 were short sales - a 12% increase from the year before! Current available inventory of single family homes (as of Jan. 4, 2010)1,668 Single Family Homes Available for sale714 are short sales! That means 43% of all homes for sale are in the short sale status - that's almost half of the ma...

It has been several months since my last post or even log-in for that matter, so much has happened over the past few months, let me catch everyone up.  As most of you already know my mom has been in a LONG battle with breast cancer and after having a double mastectomy, Chemo, and reconstructive surgery she is starting to do better.  God has been so good to her, has definitely renewed my faith in him as well.  Among that I have changed companies and have started to test the waters with Commercial Sales as well, all of which I am very optimistic that all will go smoothly.  I have missed my Active Rain family, and it will be good to reconnect with many of you again, I will start to utilize my blogs again and will keep in touch much better this way with everyone, I want to thank everyone fo...

If you can hear the whispers below the din of panic, you know that the recent financial and housing collapses have actually created some amazing opportunities for smart investors.  Low interest rates and depressed property values have combined in an environment favorable for long-term gains.   It may not be for everyone, but if you're in the right financial position, you have plenty of options.  However, there is a right way and a wrong way to invest, and it's the wrong way that led so many to suffer in the recent housing crisis.   Don't think about investing in real estate until you've saved up for your nest egg and have held or reduced your expenses to keep it growing.  Your money doesn't work for you unless it's your money.   Similarly, don't begin your investment adventure until you...

Port St Lucie in a recent study has been one of the most active in using the federal monies they have received from the Neighborhood Stabilization Program.  The program is to be used to redevelop, purchase and renovate foreclosed properties in areas that may incur blight from excess foreclosed and abandoned homes. Port St Lucie received $13.5 million in funds.  They have hopes of buying and renovating 130 homes with the monies.  With over 15,000 homes being foreclosed since January you would think they might have plenty to from which to choose.  However they have found that investors have been outbidding them.  Thus far they have purchased 34 homes.  Eleven of these homes were considered unrepairable and have been demolished, the remaining 23 are to be renovated then resold.  The city m...

Yesterday I visited a neighbors house- He had many very nice things from Europe- he made a comment that the stuff might be worth more then the house- he might be right - but he didn't know. Any number of things could cause a disaster for your valuables.  Money many times can't replace them but money will sure help start over.  Insurance companies often times guess or "factor" the valuable when issuing a policy but you should "Know" the value so your not over nor under insured. A simple way to do this is to make a digital video just like a home tour but out line every thing within the house. Start with the basic fixtures lights, carpet, drapes next appliances zoom in on serial numbers make sure you can tape the model, read it into the recording if necessary. If you ever move and rent the...
