I have been asked when is the right time to sell.  This is a subjective question as is the answer.  However, I would say now is the time to sell because of the amount of shadow inventory out there.  What is shadow inventory you say?  It is the homes currently off the market because they are going through the foreclosure process.  The number has increased because when the robo-siging was exposed many homes were left in limbo in the foreclosure process.  Cases were dismissed and restarted causing for even longer delays of homes getting onto the market.  It was reported in the Palm Beach Post on Sunday April 7, 2013 that compared to the first quarter of last year and this year the following  numbers In St Lucie County shadow inventory increased by 220% In Miami-Dade County shadow inventory...

In the Port St Lucie FL Real Estate Market for March 2013 we saw a total of 238 SFH Sales with a minimum of 3 Bedrooms, 2 Baths, 2 car garage. The Average sales price was $145,603 with a 96.07% List price to sales price and 108 days on the market The Median sales price was $129,900 with a 97.40% List price to saless price and 82 days on the market.

Amazing? Not Really! I am evaluating Pending listings for the month of Marche and year to date. As the 7 year cycle starts up again the improvement is proven in the numbers. The fall in the Port St Lucie FL Real Estate Market began spring of 2006. Here we are 7 years later and showing a 200+% improvement over just last year. Ironically the improvement for homes listed  up to 100K shows only a 143.5% improvement. This I must attribute to the rise in value of the homes in Port St Lucie. No - we don't have a million 50k priced homes anymore and we will never "go out of business". This IS Florida and we are on the coast. Homes in early Foreclosure have doubled over one year ago.  The stages of Foreclosure are default notice, scheduled auction then bank repossession which is a REO meaning Real Estate Owned by a Bank.  Well, this activity is up about 148% from last year on the treasure coast.  Nationally the figures showed auctions decreased 25% and bank owned inventory was down 3%.  I would guess that Las Vegas is probably in the same boat as we are as both areas have paralleled the fast rise of prices in 2006 and the resulting plunge and chaos of banks closing, merging and now recovering.  Search Foreclosures and Short Sales in St. Lucie Actual bank repossession was up 55% but a tenfold increase in scheduled auctions caused auctions to quadruple while defaults tripled.  One reason for the sudden turn o...

The 7 year cycle is bringing New Slabs to the Port St Lucie FL Real Estate Market  AHHH.. The 7 year cycle... It is true. New construction stopped here in the Port St Lucie FL market Quarter 1 2006. While I think I knew it had to plateau and the specs homes would need to be sold, I don't think we saw the crash.   Our buyers are getting the message that if a home you want to see becomes available, see it today!  It may not be there tomorrow.  Why?  Because low inventory in St. Lucie is a real issue.  I don't have anything to sell them! Some areas of the treasure coast are seeing a 30 percent increase in sales of existing homes.  The current trend is more closed sales, higher median prices, increased pending sales, more new listings and fewer homes for sale. Single family homes increased from 24% to 30% over last year. with prices 12.2% over last year.  New Listings are increasing which is helping a bit in the supply of available homes, however they are not keeping pace with sales all over the Treasure Coast.  In the lower price ranges, this is causing buyers to bump up their offers.  This year in St. Lucie, the February sales volume was up 80% over last year in the $100,000 to $150,000 range.  The $150,000 to $200,000 price range saw an increase of 65% in sales.   The numbers all over the Treasure Coast are spelling ...
