I was contacted by a tenant looking for a new home.  There was nothing unusual here but when I interviewed her she had limited job history, limited credit and excellent income.  We searched for a home and found one.  We completed the contract to lease and call the management office for their application.  Because of her situation I walked her into the office where she meet with the management company and completed the rental application in their offices. I felt it necessary to go the extra mile for this tenant if she was going to get anywhere to live. When a buyer's agent is submitting an offer it is advisable to keep the documents in chronological order.   In additions the documents sent need to be legible.  If it can not be read it is not a legal document.  If is not a legal offer. There is nothing worse than trying to sort through documents and the pages are out of order.  An agent that sends documents out of order to another agents shows they lack discipline, order and are far from diligent about their work.  Which could mean trouble down the road. "I only have a car payment of course I can afford the house." Had a customer who was pre-qualified by a lender a very reputable lender and given a pre-qualification letter.  The decided that she wanted a particular kind of home.  I ran the information over to the lender to ensure the buyer was shopping with  their guidelines.  The answer was NO! The buyer ranted that they only had a car payment and that all their credit cards were paid. What the buyer failed to realize was that although they only had a car payment it was ginormous.  So based on their income the car payment was a huge percentage of their income.  That meant they had to buy less house.  Morale of the story it is not the number of payments you have it is the amount the payments add up to on a monthly basis.                ...
