I went on a listing appointment yesterday and the seller must have just come back from Sellers Training school.  As a Realtor you know when you sit down at the kitchen table and the attitude of the seller tells you, this isn't going to work out so well.  The seller kept cutting me off; he wasn't going to give up control of the conversation easily. Little did he know he was going to give it up, I just didn't know how.  "I just interviewed two other agents this week." Builders Are Building Again in Port St Lucie Florida   Today I had the privilege of going to an open house hosted by DR Horton in Tradition, Port St Lucie Florida. We have a shortage of inventory in the area and depending on where the property is in the city the shortage is worse in some areas than others.  For this reason it is a breath of fresh air that builders are purchasing undeveloped developments from bankrupt developers and start to build again.  This is wonderful for the economy.  In my post Jobs, Jobs, Jobs  mentions just a few of the companies coming to town.  Port St Lucie is growing and now is the time to get in at the ground floor.  The homes in this community range from the $200s - $400s. Active Rain Pays it really does.   Today I went to my 2nd Active Rain meet up hosted by Kevin Tolbert, in my city  Port St Lucie Florida for the first time.  I met agents I had not seen for a while, agents I saw in person for the first time, instead of just a picture of the person and I also met new agents.    Some of those good people I would never have met if it had not been for Active Rain.  We shared local information on the area  new laws and guidelines that would affect our business in the months to come.  Kevin and I were able to share the benefits of Activerain to prospective Rainers and prospective Active rain users.   It is business building.  We also share with the group that it is not one company vs. another, but we are realtors of different agencies working with a common ca...

YEP, Things are looking good everywhere, it is getting hard to find the right house before it is gone these days!  In fact, short sale lenders are demanding that homes be on the market for at least 4 days before they are put under contract.  In fact, for the first time since 2009 homes are selling for prices that are associated with a healthy market. It appears that buyers are not dissuaded by higher long-term mortgage rates which jumped a point however are still historically on the LOW side.  Consider this, I made my first home purchase at 17%!  Hope I am not dating myself.  In fact, our up-tic in sales could be that buyers are afraid that rates are going to continue to go up and are buying as soon as they are qualified to do so. I never thought it all the way through before my post The Purpose of My Garage, one of the contributors stated that they had a house  fire which started in the garage and it burnt their house and one of their cars. I never thought of it before but we need a smoke detector and carbon dioxide sensor in our garages to lessen any possible damage.      I say the carbon dioxide sensor because there was a story on the news where a lady had a push button start car and got out of the car and somehow left the engine running and the fumes of the carbon dioxide got into the home and caused her to sleep permanently.       So  say lets use others unfortunate situations to better our lives.  It is a sad way to learn better safety in or homes. Many of use do not use our garage for our cars but for storage.  I see homes after homes loaded with stuff.  Stuff people don't use, forgot they had or no longer care to use.   Some use the garage as extra living space whether is it is permitted or not. My thought is if you use your garage for storage then I believe you just have too much stuff.  If you have not used the items within the past 2-5 years it is just plain junk.  I say get rid of it and DE clutter your life.  I do use my garage for my car.  The use it was intended for.  Why because it is safe.  My own neighbors of whom I know them all, call me before coming over they are not sure if I am home.   That tells me I have increased security for my home especially during the days.  With burglars being bold enough to invade homes d...

My Teenager has the best life, he really does.  They say while your body is sleeping you grow or loose weight.  Well my teenage boy has spent his summer sleeping, and eating and sleeping and eating.  He eats but I am not sure where the food is going except his legs eleven and his long arms.  He is taller than me and the waist of a bean pole.  I go to the gym most mornings at 5.30 am  trying to loose weight, doing a Crossfit program and my weight is very, vvvveeeerrrryyy slowly adjusting.  I guess I need to sleep more like my baby boy.  And then sleep some more.    He just got up. it is 3.30 pm and asked if I wanted breakfast.  I had that eight hours ago.  But trust me in the next hour he will up for lunch, then two hours after that dinner with me and then he goes on to the evening snack...
