The short answer is maybe...   Some ways to tell.   If you apply for a loan and the interest rates puts the payments above what a similar home is on a rent to own home, then a rent to own home is for you. If you have credit issues that would prevent you from getting a loan then a rent to own could be for you.    Things to make sure you do. When agreeing to a rent to own you will want to make sure you make the payments to the lender and not depend on the seller. Given the constant barrage of bad economic news, who would guess that little 'ole Pensacola, Florida, has the third highest job growth rate in the state. Or even more unbelievable, that Pensacola's five years of job growth put it in place number 29 for the nation. As Carlton Proctor pointed out in a Pensacola News Journal article today, nearby Mobile, AL, only ranted in the 125th place and powerhouse Atlanta rated number 59. These numbers come from a study by the privately funded Milken Institute. Ready for a quick sell!! Try an auction. Yes you can do it with proper marketing and hard work and here's how. Order plenty of  signs, twenty five is a good start. Place them with in 3 to 5 miles in every direction. Have Auction and time preprinted on them with a viewing time like you would an open house. Mine are held open from 11-5 on Saturday and 1 to 5 on Sunday. Leave a place at the bottom to write in the address in an erasable ink. Have a bigger sign with the same thing on it except the address (this one will be in the yard) but have a place for you to write the bedrooms, baths and two great amenties. Every lender is different, but I have found that you have to get to the loss mitigation dept. and you have to stay on top of them to the point of calling sometimes as much as four times a day. Get your offer to the board as quickly as possible because they will ultimately make the decision no matter what you've been told. It has to go to the board and most boards meet every thirty days and go over short sales for the past thirty days, then make the decisions to accept, turn down or put on hold. Yea right, no I just lost it to the government. If churches can survive off 10% why can't the government at least live off less than 35%. People ask me all the time when will it stop, my answer is always the same when the American people get tired of it. Whether it is by voting or a revolution that is when it will stop. Remember I said it first, I think. The government will be bailing out Bank Of America within a year. Although I know they had to bailout Fannie and Freddie. It should have never gotten to that. Freddie and Fannie were not always independent of the government and hasn't always had a CEO making millions and by the way the government is handing out severance packages to these bozos. If it was you or I we would be headed to jail or at the very least headed home with nothing ...

There has been a second reported case of West Nile Virus in the Pensacola Florida area.  Mosquitoes have been horrible so please try and stay safe.  Make sure you have your local Escambia County Mosquito Control spray your neighborhoods.  There are a few things that you can do yourself to stay protected.  Remove all standing water in your yard, pick up trash, where long sleeve shirts and spray you and your family with a repellant or just get the wipes and wipe down your little ones.  It is better to be safe than sorry and don't forget to call the Escambia County Mosquito Control.

No kidding!  In today's Pensacola News Journal it stated that a man was attacked by a cleaver. A code enforcement officer was called to a home in Pensacola and the man living there came out and attacked him with a meat cleaver.  The code enforcement officer was not seriously hurt.  However, he was taken to a local hospital.  Just goes to show you that there are some really mixed up people out there.  I hope all of you will take the necessary precautions for a safe and friendly day on the job.

For nearly 2 years practically all real estate news has sounded like finger nails on a chalk board.  Just irritating enough to be a major distraction for some and to dissuade others.  Beginning in the third quarter of 2006, this was supposed to last until the second quarter of 2007.  However, by then it would last until the first quarter of 2008.  Now we hear possibly by the end of 2009.  Who knows? Whether the Government taking over Freddie and Fannie is good or bad is not understood by this Realtor.  Whether the Housing Plan passed by Congress and signed into law by the President is good or bad, time will tell.  I only know what has happend to add more buyers into the mix.  Rates are today in the middle 5's and in our market the FHA limits on October 1 will be raised to $417,000 and w...

Tropical Storms, Hurricanes, and Tornadoes oh my!!!  We are all fine here in Pensacola Florida.  We had a lot of wind and rain and numerous tornadoes.  None of the tornadoes touched down as far as I know.  I was getting my early morning coffee at Circle K and the lady there told me she watched as 5, yes, 5 tornadoes passed by the store.  Thankfully none of those touched down.  Now that Gustav is gone, we are watching Hannah and the dreaded IKE.  I might be a little concerned about Ike.  It is the Hurricane season and I will be glad when it is over.

 The information coming in from all areas shows mortgage rates going up and will continue to increase! We have rate protection. Lock in without a contract, up to 90 days no fee to lock! If rates go up one is safe, if rates go down 1X float down no fee to float down to current lower rate. Call me! Anytime! Our company offers rate protection and I personally think this is great. Why not be protected when your shopping for the right home. If you already found the perfect home why not be protected through the underwriting process. Things unexpected come up and you may lose your rate. I'd rather be safe especially in today's market. Amanda
