I have never even thought about this. I was at  the Post Office this morning sending a registered letter and the were two people waiting on customers. There were 9 in line and I almost gave up for the option of just driving it there since the letter was only going approximately six miles away but I didn't.  Just before I got to the counter one of the ladies went to take a break so now there is one waiting on us and the line has grown to 14. When I got to the counter I asked the lady where was all the help, she said two people had called in sick. I ask why they didn't call some others in or have some back up. She didn't know she just work there. She said this happens every Friday, she said one of the ones that called in misses at least two Fridays or Mondays a month so that he can have a...

I would normally not take the time to complain about bad service, incompetent people or just plain don't give a crap employees. I would just be the customer that would never come back nor recommend the business to my friends. But selling homes is my business and I think I would be negligent to my customer if I didn't take action on this. If you are a share holder of Bank of America, you should seriously think of suing the board for the losses they have cost you in not getting the short sales done. If you were to hire a class action attorney and check into the lost profits and house sales that have fallen through because of the inadequate as well as incompetent people running the short sale departments. The amount of profits have to be in the billions that have been lost. I have personal...

I have used agent 2000/ Re/max 2000 for 14 years and absolutely love it until my computer crashed 2 months ago and I cannot even get through to there sales department let alone their technical support. I have e-mailed them, called, had my assistant call and nothing. In case they can read, my account is A035132. I don't want to blast anyone on line because I always believe there is two sided to every story or wrong and perfer to handle things face to face. But I am close to ending a 14 year relationship. Does anyone have a recommendation, I like Pat Zaby and have heard it is close to 2000. But I really do the to do's and the systems as well and have found non better. Please help because my business lives and breaths by these systems.

Historic Charm or Modern Conveniences? Antique moldings, a unique staircase and a colorful past give one listing a historic charm that can't be replicated, yet another home is brand-new with all of the latest high-tech amenities. Which one is right for you? We're fortunate to have a variety of home styles - and ages - to choose from in the area. Each has its own appeal, depending on your lifestyle, price range and personal taste. I can help you find a home that meets your needs and style. In the meantime, here's a look at some of the points to consider when choosing between an older, more historic home and a new, state-of-the-art property. Older Homes Craftsmanship: Older homes feature special touches that, in some instances, can't be replicated. Beautiful columns, antique lighting fix...

Until you check out this list on need to know. Your newly constructed dream house is almost ready and it's time for the all-important walk-through with your builder. Do you know what you should be looking for? Some problems may not be readily visible, even if you hire a professional inspector. Fortunately, most builders offer a warranty to cover problems in the workmanship of a home -- they do not, however, cover problems resulting from owner neglect or faulty maintenance. Still, knowing what to look for in your pre-settlement walk-through is a good way to catch potential problems. Here's a helpful "punch list" to use from the National Association of Homebuilders: Outside Grading: Does the ground around the foundation slope away from the house? Make sure the water does not pond or pool...

Whether you're planning a move across town or across the country, making the move hassle-free is what it is all about. Besides the traditional garage sale and packing of boxes, there are a few details you won't want to forget before you begin loading the truck: Plan Ahead Experts recommend scheduling moves at least one month in advance, especially during the peak-moving season between May and September. Some estimates indicate 80 percent of all moving and storage business is done when schools are out. That's when employees are most likely to be transferred. Ask Questions Take the time to get as much information as possible from moving companies before selecting one. Check on truck size and availability. Ask about moving supplies, such as boxes, dollies and furniture pads. Find out abou...

When you choose a REALTOR®, you will most likely sign a listing agreement - a contract in which you agree to allow the REALTOR® to sell your home during a given period. The agreement says that you will pay the REALTOR® a fee when you sell your home. Most REALTORS® are independent contractors who work for a company operated by a licensed real estate broker. (A salesman is licensed by the state to sell real estate through a broker. A broker is licensed by the state to sell real estate to others for a fee and employ salesmen and other brokers.) The amount of compensation you pay a broker is negotiable, but the REALTOR® will generally follow the company's policy regarding compensation. The amount of the fee will be spelled out in the listing agreement. Make sure you understand how the fee ...

For Sale By Owners: Avoid using my 87 step marketing program and sell own your own.   For-sale-by-owner residential transactions are less than 15% of all home listings nationwide. According to a 1997 survey of homebuyers and sellers conducted by the National Association of REALTORS®, 68% of respondents sold their homes through a real estate professional. Of that percentage, 8% tried unsuccessfully to sell on their own. Only 13% of respondents sold their own homes. Further, the research shows that 50% of those homeowners who did successfully sell their homes without a real estate professional's help vowed never to do it again, because of the complexities and hassles associated with the transaction. Among the major problems cited: Holding open houses Arranging for appraisals and inspecti...

There are mortgage payments to make, records to keep and maintenance work to complete. Below are a few tips for the new owner. A great way to make the home-buying process flow smoothly is to educate yourself and learn from mistakes others have made - this can make the difference between buying the home of your dreams and buying a "lemon." Not getting pre-qualified or pre-approved Not seeking guidance from real estate professionals and inspectors Choosing an agent haphazardly Not getting enough information about the properties Not looking at enough houses for sale Not making the correct price comparison Forgetting to calculate all the costs Not asking enough questions Fear of losing a specific house Not looking past the interior decorating or cosmetic improvements Not checking out every nook and cranny before purchasing Not making a low offer Being pushed into buying a certain home If you receive pre-qualificat...

How much you can borrow will depend on your income, down payment, job stability, existing debts, credit references and payment history. Lenders usually use the following two qualifying guidelines to decide how much of a loan you can manage: Your monthly housing expenses - mortgage payment, property taxes, insurance, etc. These expenses should be no more than 28 percent of your monthly gross income. Your monthly living expenses and any long-term debts - utilities, car and school loan, child support, health and car insurance, etc. These expenses should be no more than 36 percent of your monthly gross income. Once a contract becomes binding, you probably will have to arrange for financing. Depending on the terms of the contract, the purchase of the home may be contingent on your being able to get financing at certain terms by a certain date. LendersThe REALTOR® might provide you a list of lenders. Most home buyers get loans through savings institutions and mortgage bankers and, to a lessor extent, from commercial banks, credit unions, or other private sources. In some cases, the seller may be willing to offer financing. Sellers often can offer a loan to a buyer at a competitive interest rate and attractive terms. Check on specifics. Types of loansIn general, three broad categories of loans are available: Private versus government loans - Most mortgage loans are made by savings institutions,...
