The Q: With the condition of many of the properties in foreclosure. Could this be the answer? I have visited a number of these properties and had an idea that I would like to share with you. Most of them have been empty for months, some for years. One could not help noticing the tell tail odors, damaged ceilings, walls, ripped out appliances, green pools and so on. On second thought I wondered if the expression" fixer upper " can truly define these homes? Since I am no expert I wondered how it would be defined if a health department or a city code inspector would have visited with me. Could their answer become the solution we are looking for? Just a "Happy New Year" post, a preview as it were, to the many wonderful things I predict for the upcoming year!  Tonight is not only a "Blue Moon" (2nd full moon in the same month), but it's also a lunar eclipse--a portentous event, even if you don't follow astronomical stuff! I personally don't "do" New year's resolutions--I believe that each day we have that opportunity, however for the upcoming New Year of 2010 I feel that a few intentions are in order... One of my favorite thrift stores is Last Chance Thrift Store in Palm Harbor. Unfortunately they don't have a website. Some of the proceeds go to benefit Vietnam Veterans of America. I represent the buyer. There is an option contract on the property with an investor/ loss mitigation company. I have been working on getting this contract executed for over three weeks. One of the main problems has been the listing agents lack of knowledge and personal issues as well as the broker. We are very close to an agreement and then the government changes the laws and my client is having no luck getting a 30 fixed loan on this house based on the structure. My client is an A buyer with great credit.  The option was never recorded either.  The way I see it is this house will have to be sold to a cash buyer or the investor needs to step to the side and let the sale with the seller and buyer go thorough. Wow!, Two million people added to the State of Florida in two years! That is a lot! And that is fast! I was just reading an article by Florida Association of Realtors that said "Florida's total population was 18.3 million in 2008, and, according to the Census Bureau estimates, will reach 19.3 million by July 2010" Just last month Florida Trend magazine wrote that Florida will soon be the third largest state in the nation when it reaches 20 million residents. So are we ready? Well, we have been saying for years that "there is no land left in Pinellas County to build on", and to an extent that is true. Just a few years back we had seen many older properties and structures torn down to make room for newer ones. Renewal is not a bad thing.
