A bank owned home in on a salt water canal just hit the market.  I will check into that today.   I just got back from viewing the property.  The listing agent has not posted photos yet.  The only place to see photos right now is on my facebook www.facebook.com/flaglercoastalproperties  I am the dominant agent in the canal section of Palm Coast.  I live in this part of town and I know this segment of the market better than anyone.   There is simply nothing to compare to it on the market right now.   It is going to sell very fast. It is very close to ICW (there is a 16' bridge in between) It has a tile roof three car side entry garage, tile floors, large covered boat lift, nice pool,  on a very spacious covered lanai. The home sold in 2005 for $795,000. It is on an oversized 15,000 square...

I find it interesting to go to my mailbox everyday.  Like you I am always getting post cards from other Real Estate agents prospecting for my business.  It may not be illegal but I must say I am growing weary of other agents in town leveraging my success in post cards that are intentionally engineered to give the impression that they listed or sold properties that I successfully marketed. The least they could do is make sure they don't send it their post cards to the actual listing agent! In my view this is the kind of thing that gives our profession a band name.  Thanks to all the repeat business and referrals I get from great people like you I don't need wrestle with my conscience and compromise my ethics like that.  So, thank you!

When buying a home, many people are overwhelmed and may even feel inadequate when doing a final walk through.  For this reason, some decide to hire a home inspector. This is a good option in many cases, but hiring the right inspector is very important.  An inexperienced or unqualified home inspector can be as dangerous and annoying as having your “know-it-all” brother-in-law along. Home inspectors differ greatly from building inspectors.  A building inspector is highly trained to insure that a home is built to comply with all current building codes.  Home inspectors are required to inspect and report only defects that are either a safety concern or that represent a current or future maintenance issue.  These inspections are primarily intended for existing homes where defects and safety ...

Florida is a great place to live.  With a year round average temperature of 68 degrees, it offers a comfortable living environment.  However, this mild climate makes it very accommodating for one of Florida’s most hated residents, the termite!  According to the insurance industry, termites cause more damage each year in Florida than all other perils combined.  It is imperative to have a protection plan for your home, as regular homeowners insurance does not cover termite damage.  There are many qualified companies that do provide different types of protection plans.  The following is a description of some of the plans that are available. Treatment Bond: This is a contract or guarantee that provides only for a re-treatment of the home in the event of a termite infestation.  This type of ...

In last week’s blog, I offered a few ideas on how to stay cool now that the summer heat has arrived.  Most of the suggestions involved minor lifestyle changes, as well as discussing how a new Maronda home would provide energy savings and cool summer comfort. Now that you own a new Maronda home and are reaping the benefits of an energy efficient, structurally superior, concrete block home, I would like to offer some suggestions for cool outdoor living. Some of the more popular home improvements these days are projects relating to outdoor living.  The Florida and South Georgia climates are ideal for this type of living.  These types of projects include decks, patios, spas, and summer kitchens, to name a few.  The main goal in these types of projects is to provide a comfortable outdoor liv...

The Summer season of 2012 has arrived and brought with it the first heat wave of the year.    Summer officially arrived on Wednesday, the 20th of June, and with 35 of the 50 states experiencing over 90 degree temperatures during the last few days, people are looking for ways to stay cool and escape the effects of the scorching heat.  Below are some tips on how to stay cool: Clean or replace the filter in room and central air conditioners about once a month during the summer. If you have central air-conditioning, have the ducts checked for leaks, which can reduce a system’s efficiency by as much as 15 percent, according to the U.S. Department of Energy. Seal any cracks between a window unit and the frame with peel-able caulking or a sealant strip. These steps help ensure good airflow an...

If you are currently considering a new home, there are many choices, and the choice you make can affect your life for years to come.  Many people say that renting is a better choice than buying, because you can leave when your lease is up and you will not lose any money.  Although renting might be the right choice for some, it can be the epitome of losing money.  Renting does provide a place to live, but it provides the property owner with most of the benefits, from appreciation in value to tax write-offs.  It is true that many people lost money and property value during the housing bubble, however, with interest rates at historic lows and home prices at pre-boom levels, purchasing a home can be a much better alternative. There are several options when it comes to the purchase of a home....
