I started tracking the area’s real estate performance monthly since 2009, and this is the first time in the past nine years that December had a lower number of sales compared to November. December came in about 17% below December 2017. Interestingly enough this year had the highest performing November with 196 residential home sales which was about 28% above November 2017. November is typically one of the lowest months of each year for sales. Essentially the activity shifted which has occurred before based upon various economic or legislation factors. All in all 2018 was another up year for the area. The number of residential home sales increased about 7% compared to 2017 coming in at about 2,488. This was about an 11% gain compared to 2016. Median home price rose by about 5% versus 2017...

A few days ago we went to Palm Coast, an 80K+ city about 35 miles north of Daytona Beach.A 40-minute ride and we are at 1,000-seat Flagler Auditorium, county school Performance Arts Center. It is packed, we have to go to the balcony. It was the final performance of the season for Flagler Youth Orchestra. Our 18-year old grandson Shane is playing base (he is on the far right). This year over 400 children were studying music and participating in the performances. Actually, there are several orchestras of different level and age and a string ensemble. Some children are with the orchestra for over a decade. Our Shane has been with it for 8 years. This year he is graduating, so this was his farewell hurrah…Not every county can pride themselves on having an orchestra, and its existence and sur...

Home sales in Flagler County saw decent gains in regards to the number of sales over 2016 in both March & April coming in at about +16% & +14% respectively.  This was good news especially since home sales during those months were down in 2016 vs 2015.  May of this year however is a slightly different story.  The area had roughly a 10% drop in the number of sales vs last year according to preliminary numbers.  Median price remained strong coming in around $212,750 for May and was roughly 3% above the year before for the same period. What’s the outlook for the rest of the year? The market in the area overall is very healthy.  A couple of points that indicate that: Demand remains strong.  Thru May the number of sales overall are up about 1% over the same period last year, and median price up...

My beautiful Gardenia Tree is Blooming.... Spring is one of my favorite times of the year here in central Florida.  Gardenias grow into trees not just shrubs.  If they like the location they will thrive and bloom profusely every year.  My back yard is starting to fill with the sweet smell of blooming gardenias.   When the tree opens completely, the weight of the blooms will sometimes actually break the branches as they hang down to the ground, especially after a spring shower.  The warmth and humid climate here in Florida seems to be just perfect for these spectacular blooms.  I wish you could just "scrath and sniff" the beautiful sweet smell.  Another one of the many luxuries and benefits of living in beautiful central Florida.  About:  Joyce Marsh Homes & Lifestyles is a leader in l...

Renovating a home before selling is a task that most homeowners either avoid like the plague or become too happy and overdo!! What does renovating overdo really mean? This typically means renovating any and everything in a home regardless of the potential return on their money (investment). The irony is that most people renovate or update solely to suite their liking and justify their actions with a barrage of points. However if situations arise and they need to sell in the near future or at times immediately, they usually list everything that they've updated or renovated in a home expecting to get back 100%  or more on their money (investment). What Not To Renovate Before Selling Your Home!!1. Should We Renovate The Entire House According To Our Taste? It's probably not a good idea to cu...
