My dog, Bailey the Boxer, loves the fresh air of being outside.  So, we let him out every chance we get.  He is very social and loves to meet other dogs.  We take him in the car for regular rides, as he doesn't like to be left out of the family fun.  We love to exercise and play with him.  Then, he's happy! For those of you dog lovers here in Palm Bay Florida, Palm Bay Regional Park has a dog park where you can take your dog to socialize with other dogs.  It is 40,000 square feet of fenced off section, with one area for small dogs and one for large dogs.  Here you can let your dog off leash.  All dogs that enter the park must have a current Brevard County license, with vaccinations up to date.

I love the smell and fresh air that an upcoming thunderstorm brings. It's almost as if you can feel the entire sky shifting, while taking on a new form.  I prefer to not be on the roads when it's raining or a storm is looming.  Curled up, in the evening with a great movie is the best time for a storm.  I was recently finishing up a day of showing houses in Palm Bay Florida and had to pull over to take pictures of the incredible sky. The sky and the land were completely separated by a black line of threatening clouds.

Did you know that there are currently 798 homes available for sale in Melbourne Florida priced below $200,000?  And 1513 homes in Palm Bay?  Did you also know that there were less than 10 homes available for sale in Melbourne in January 2005 priced up to $200,000? UNBELIEVABLE!     There are currently 3154 homes and condos available for sale in the Melbourne and Palm Bay areas.  There were 219 homes sold and closed from July 1 to July 31, 2008.  There are currently 191 homes under contract. Some areas have a 12 to 15 month (and more) supply of homes available for sale! Here in Palm Bay Florida in Brevard County many buyers are still sitting on the fence...not knowing what to do.  What should I do, they ask?  Should I buy now? Should I rent?  Should I wait?  Is the market going to continue on the decline?  When is the market going to change? All of these are excellent questions...if only we knew exactly how the market was going to respond. My question is, What are you waiting for?  If prices decline, but interest rates begin to go up due to the recession, with fear of inflation, then what were you waiting for?  It may just be a wash.  Lower prices + higher rates = Unnecessary money paid out in rent, because they waited, and could have owned? According to the Melbourne Area Association of REALTORS the Monthly Statistics for Brevard County for March 2008, provided by the National Association of REALTORS is as follows... There were 274 listings sold for the month. This was an increase of 25.69% in units sold from February 2008. Average market time was 109 days for sold units. There were 22 condo listings sold for the month. This was an increase of 15.79% in units sold from February 2008. Average market time was 176 days for sold units. There were 15 townhouse listings sold for the month.  This was a decrease of 28.57% in units sold from February 2008. Average market time was 92 days for sold units. Conventional loans were used to purchase nearly 40% of the properties.
