The following are the market sales statistics for Oviedo, Seminole County, Florida for January 2010.  Oviedo is made up of the zip codes of 32765 & 32766, which is partly considered Chuluota.  For purposes of this analysis we are only splitting the data according to single-family homes vs, condominiums, townhomes and villas. A couple of definitions are in order.  The median sales price means that 50% of the homes sold for more and 50% of the homes sold for less during a certain period of time - in other words, it's the midpoint of sale prices.  So basically what this means, is that the median sales price is showing market activity in that it's specifically indicating which price range is more active. According to a recent CNBC report, many prominent banks, such as Citi Mortgage, JP Morgan Chase, Bank of America and others, have been implicated in questionable — some say fraudulent — tactics when they’re the second lien holder in a Short Sale transaction. While both the primary and second lenders must remove their liens against a property before a Short Sale can close, the primary lender dictates how the proceeds will be shared. Since second lien holders are always in the subordinate position, they often receive a small percentage of the loan balance, often less than 10%. Now it seems they want a bigger piece of the pie and are resorting to questionable practices to get it. Residential house sales in Orange and Seminole counties made a strong showing in December of 2009, nearly doubling the number of house sales in December 2008.   Even better, full year sales for 2009 compared to 2008 were up a whopping 67.5%. Total houses sold during 2009 equaled 20,674, up from 12,325 in 2008, an increase of over 800 house sales year-over-year.

  Like real estate, it appears that foreclosure activity is a local phenomenon, too. As reported by RealtyTrac.com, more than half of all foreclosure-related activity in 2009 came from just 4 states: California Florida Arizona Illinois More than 1.4 million filings made in 2009 are attributed to the above states. Furthermore, each ranks in the Top 10 for 2009 Foreclosures Per Capita. The other states are Nevada, Utah, Georgia, Idaho, Michigan and Colorado. The Martin Luther King, Jr. Celebration will kick off with a parade beginning at 10:00 a.m. departing from Oviedo High School. The parade will come down West Broadway, through the center of Oviedo, travel down East Broadway and conclude at Round Lake Park where a family fun day will begin. Housing Starts jumped last month as builders got back to business.  It's a telling sign for the economy, but bad news for next season's sellers. With more homes coming online, home prices may be slow to rise nationwide. A "Housing Start" is a privately-owned home on which construction has started. In November, starts rose by nearly 9 percent while remaining within the same tight range we've seen since June. More interesting that Housing Starts, though, is the accompanying data for Housing Permits. After a 5-month plateau, Housing Permits finally broke through, posting its largest number in 12 months.
