   September Sales Numbers Bounce Higher in Central Florida - NO ONE TELLS US ! ! !  The media only shows pictures of homes with signs that say FORECLOSURE or PRICE REDUCED why don't they have one night when they show SOLD.  I just listed, had a contract and closed on a home in Oviedo Florida in 29 days. NOT BAD!!!  The client owned it for a few years and made a very good profit. Where is the doom and gloom in that? Sure they thought they could have made morebut n all reality if you take what they paid for it and what they made off of it, it was a great investment - much better than the stock market because they enjoyed using it for years!!! The following are the market sales statistics for Oviedo, Seminole County, Florida for September 2008.  Oviedo is made up of the zip codes of 32765 & 32766, which is partly considered Chuluota.  For purposes of this analysis we are only splitting the data according to single-family homes vs, condominiums, townhomes and villas. A couple of definitions are in order. The median sales price means that 50% of the homes sold for more and 50% of the homes sold for less during a certain period of time – in other words, it’s the midpoint of sale prices. This weeks report is just shy of a 1 month analysis, (next week is basically a full month of reports). As of today ~ Saturday 09/13/2008 21% of all properties currently for sale in Oviedo Florida are some form of foreclosure. That sentance needs repeating, so go back and re-read that..... I'll wait.......but seriously that is a high figure you would think, right? well believe it or not, it has been stated elsewhere that the approximately 20% is the national average. JUMPandDUMP:(from the SKIPtheBULL Dictionary) The act of purchasing a BETTER HOME while your credit scores are high then DUMPING YOUR EXISTING HOME that is worth less than you owe on it. (i.e. Short-Sale, Foreclosure) Although this may sound like a great idea. The Mortgage Industry has caught on! Almost daily underwriting guidlines change to protect lenders from such practices. Theses changes may include but not limited to:     You MUST have at least 30% equity in the existing home before you can count rental income. If you do not have the 30% then they must qualify with both payments and have 6 mos PITI in reserves (cash in bank) for each property.
