On April 30, 2009, an amendment to legislation currently in Congress ~~   Title V—PREVENTION OF MORTGAGE FORECLOSURES Subtitle A—Modification of Residential Mortgages   ~~ which would have allowed bankruptcy judges to modify mortgage loans, failed to pass in the Senate in a 45-51 vote, even while the House earlier voted for passage 234-191.   “While I’m disappointed with the outcome of today’s vote, I’ll continue to bring this issue to the floor until the Senate decides to put the interests of homeowners above the interests of bankers,” Senator Richard Durbin (D-IL) said after the vote. “When I first proposed this legislation two years ago, nearly 2 million homeowners were at risk of losing their homes. Our family likes pizza, no let me rephrase that, our family LOVES pizza. We eat it 2 to 3 times a week and here in Oviedo, Florida, there is no shortage of pizza places to choose from. There are at least 20 with 3 new ones opening soon. Apparently, we are not the only pizza addicts in the area. Even though we have not tried all of them, over the past 5 years we have tried most. Here in lies the problem. My husband and have a running battle on which local pizza joint has the best pizza. His favorite is Giovanni's and mine is Gino's.  Giovanni's is a family owned Italian restaurant located on the corner of Alafaya Trail and McCullough. You can eat in or take out and we've done both. RelocateAmerica has named Oviedo, FL as one of the Top 100 Places to Live.  If you go to the Oviedo page, you will see an article outlining why Oviedo has been included in the list.   Without reading the article first (all right, I took a peek but what I saw didn’t surprise me), these are my reasons why Oviedo is a great place to live. Taste of Oviedo is an annual sampling of local offerings.  Boy did I miss the boat. Had I been in my "marketing mode" a few weeks earlier I would have jumped on the number of opportunities that I just missed.  Fortunately, I got to take advantage of the best opportunity and spent the day with my family. The following are the market sales statistics for Oviedo, Seminole County, Florida for March 2009.  Oviedo is made up of the zip codes of 32765 & 32766, which is partly considered Chuluota.  For purposes of this analysis we are only splitting the data according to single-family homes vs, condominiums, townhomes and villas. A couple of definitions are in order. The median sales price means that 50% of the homes sold for more and 50% of the homes sold for less during a certain period of time - in other words, it's the midpoint of sale prices. So basically what this means, is that the median sales price is showing market activity in that it's specifically indicating which price range is more active. Good news for Oviedo homeowners! The price of a single-family house is holding up better than the rest of Orlando. For homes in Orange and Seminole counties, the average purchase price has gone from a height of $345.0 in 2006 all the way down to $202.0 through 1st Quarter 2009. This represents a whopping 41% decline. “Ouch!” did you say? Ouch, indeed. Though still hurting homeowners on paper, Oviedo statistics makes the pain easier to bear. In 2006, at the height of the housing bubble, an average house would have brought the homeowner $347.3. In 2009 so far, a typical homeowner will have to sell at a price of $238.8. Look at that last bar for March 2009. It’s towering above all the months preceding it. And we’re not even in the strongest part of our selling season yet. Sales like these can only be described in 1 word: Z - O - O - M! March 2009 sales statistics stack up like this — Up 38% compared to the prior month. Up 55% compared to a year ago.
