The West Pasco Chamber of Commerce Business Card Exchange and Mixer was held last night at the Timber Greens clubhouse. There were approximately 100 people there to meet each other, exchange cards, and talk about their businesses. The mixer started at 5:30 and continued till 8:00. It was a lot of fun and there was a lot of talking going on. Door prizes were given out to several lucky winners. This was a free event for any businesses in the area. Heritage Lake is a 55+ community of moderately priced homes and villas in the 80's to the mid 100's. The community has a lovely clubhouse with a pool and jacuzzi overlooking the lake. Located in New Port Richey, it has many ameneties including tennis and shuffleboard and lots of activities; dances at the clubhouse and movie nights. Heritage Lake is close to the Trinity shopping area and an easy drive to Tampa.

Welcome to Sunsets at Green Key, New Port Richey, FL. Those who have read me regularly know that I have recently had to change from Hudson Beach for my sunset photographs to Green Key in New Port Richey.  Reason being that the Sunset has fallen behind the Sea Ranch Subdivision.  As a result I have moved to Green Key in New Port Richey. More important than that, I recently did an annual market report for New Port Richey, West Pasco County, FL and I was shocked to find out that 1 out of every 3 Real Estate Transactions in West Pasco occurred in New Port Richey. Now I knew New Port Richey was large compared to the other towns in my service area, but I had not thought it was the epicenter.  As a result, I have changed my target market from Hudson, where My office is, to New Port Richey as t...

New Port Richey, Florida Real Estate Annual Market Report 2009 Unlike most other reports I blog, these Statistics include ALL Residential Property Sales: Single Family Homes, Townhomes, Condos & Mobile Homes. Here are the numbers from 2008 for comparison to 2009 which are in the 2nd graphic.  First thing that jumps out at me is that the Average Sold Price to List Price (SP/LP) ratio was 93% in New Port Richey just like Hudson, Port Richey & West Pasco County as well. Next thing that gets my attention was a Sale for $10.87/SqFt.  LOL.  That is some real bargain basement shopping.  Usually the land alone is worth more than that.  What  a steal. Number of Sold listings is rather telling too.  Twice as many homes sold in New Port Richey than in either  Hudson & Port Richey &  New Port Riche...

Homes sold in the New Port Richey, Port Richey, Trinity and Hudson markets as shown in the Multiple Listing Service. Sales were the highest in the under $100,000 listing price range. Homes in the $300,000+ range are the ones who are suffering slower sales at this point in time. The month of December is a mixed bag; sales slow on one hand due to the holidays but with the end of the year comes the end of the time period for filing for homestead as many people want to close before the end of the year.

Roxanne is an 8 year old black cat originally adopted from the SPCA Suncoast as a 2 year old. At that time, she came to us with only 1 eye and we do not know what  happened to her. She was returned to us in  November   because her family was moving and could not take her.  The family told us that in 2005 Roxanne's tail had gotten caught in a door and part of it had to be amputated.  Despite all of these problems, Roxanne is an affectionate, cuddly cat who likes to be petted. She likes to play with catnip mice and feathers and, when she is happy, will kiss your nose. Roxanne doesn't like to have her picture taken as she feels she isn't very photogenic but, if you meet her in person, you will fall in love. She is at the SPCA Suncoast.   These two little guys were checking out our yard. We gave them some pistachio nuts and they seemed really happy. They were a little shy at first but not for long. They usually only come out at night and raid our bird feeder but they must have been very hungry; there were even a whole bunch of golfers out behind them. Looking for Christmas goodies maybe?

The Main Street Holiday Parade took place on Sat night (12/12). It was great fun and there were lots of beads being given out. The parade started with lots of fire engines and lots of noise (The video is about 30 seconds and is quite noisy but gets you in the spirit). All of this led up to Santa finally making his appearance (he was the star!). There were miniature horses, old vehicles, indians, bands, and, did I say beads!

New Port Richey Florida Main Street 33rd Annual Holiday Street Parade I wrote about the New Port Richey Florida's Main Street 33rd Annual Holiday Street Parade here. Well it was tonight. It started at 7 p.m. and lasted for over an hour. I saw many children and families. People were lined up along Main Street.  I even bumped into one of my neighbors who lives eight doors down. New Port Richey, Florida is a great place to work, live, and play. The home prices are reasonable. There are so many things to do. For example this holiday street parade was AMAZING! I even caught a glimpse of our own Senator Mike Fasano riding in a car. I took some pictures and video. The SPCA Suncoast of New Port Richey, FL has found a forever home for Victoria the pretty black & white cat in an earlier post. Fannie, this sweetheart doggy, needs a home.  Fannie's story: Fannie is 4-5 years old and was originally brought to us as a 2 year old stray who was heartworm positive. We treated her successfully and put her in our adoption area. She was adopted to a family with kids and other dogs. They returned her to us recently due to foreclosure. Fannie is a great housebroken dog who is good with kids and other dogs. She is completely housebroken and a great, cuddly dog who is a favorite among the shelter staff.  She has been with us since September and is being overlooked.
