I had an open house yesterday in Berkshire Lakes.  Not many people out and about, but there were at least 7 Open Houses in this community  yesterday.  What exactly is happening in this community?  Market Activity is as follows in Berkshire Lakes:To see a complete list of what has happened since July - Active, Sold and what is currently pending you can see here.  This list also represents everything that has closed since January 1, 2006 and is reflective of any activity of expired, terminated and withdrawn since July.  New/Price changes are reflective since October 2nd.There have been 13 closed sales ranging in sales price of $360,000 to $740,000.  There are 41 active single family homes in this community ranging in price from $339,900 to $899,000.   There are two pending, both listed fo...

The number of single-family homes sold by Realtors in the Naples area dropped 40 percent in May compared with the same month last year. There were 313 single-family home sales in the Naples area in May, compared with 524 in May 2005. That’s not as steep as April’s 45 percent decline in volume of closed sales.Condominium sales in the Naples area dropped 51 percent in May — from 590 to 291 — compared with May 2005. Despite slow sales, the median price of existing single-family houses increased 1 percent in May over the same month last year, from $503,000 to $507,900.  The median price for condominiums dropped 7 percent to $369,200 in May compared with last year.
