December 2006Recently there was an announcement made regarding the short game area and golf learning center being completed at The Club of Mediterra. These new additions are between holes 10 & 11 on the south course. This is a little early for my December update, but I had a call regarding this community and since I had to pull the information together for this person, I thought I would update my stats now.  Berkshire Lakes is one community that I happen to enjoy.  Quiet streets with walkways and paths where neighbors wave when you walk by.  There is a community center with pool, tennis and fishing pier.  This area is a desirable community and not a lot happening in sales.  In fact this is one area that I have seen prices driven down in the past several months.I had a listing in here, I did not forget about it, I had to leave it behind when I switched companies earlier this month.  I watched this community weekly for my sellers and updated them accordingly. This area of Naples has taken a significan...

During the month of October the number of homes sold in the Naples real estate market was 144.  In the previous month 178 homes were sold, which is a dip of about 20%.  In October 2005 there were 240 homes sold.  The difference between 2006 and 2005 is about 40% less home being sold.  On the surface this could be viewed as a continuing downward trend.  However the pending sales (agreed upon sales contracts) in October of this year showed a total of 168 homes, which is a positive sign of possible increase in market activity.The median price of a single family home in October 2006, was $392,500.  The previous month reflected a median price of $418,000.  And in October 2005, the median price was $486,250.  In looking at the median list price of the pending sales for October 2006 shows $438...

Pending sales are a very good prognosticator of real estate values and activity.  Over my years in real estate I have found that pending sales fall within 2 distinct categories - current month and preceeding months.  The current month is probably a truer indicator. The temperature in Naples is 91 today with Gulf water temperatures at 85 degrees.  With weather like this in late October, no wonder snow birds have been flocking to Naples!I have noticed an increase in automobile traffic in Naples. The pedistrian traffic at the beach at Pelican Bay has also increased.  More auto carriers have been seen up and down Pelican Bay Blvd. unloading cars for visitors staying the season.  These indicators point to a healthy season in Naples.Speaking of health, if you have come into Naples and forgotten to get your flu shots, Albertsons, Publix, and Costco all have programs to give flu shots.  I could not find a site for Albertsons flu shot schedule, so I would advise you to call the store nearest you.Here is the site for Publix's schedule: http://www.publix.com...
