I hope everyone is getting some rest on this Labor Day weekend.  Today was a glorious day in Naples. The Gulf water temperature was reported at 90 degrees.  I actually was able to go down to the beach this afternoon and enjoy the warm Gulf waters with friends at the North beach in Pelican Bay.  Unless you visit Pelican Bay, you won't be able to understand its beauty.

How many buyers and sellers have asked us if we've seen a particular property?  It happens all the time, right?  As it stands right now, there are 10,717 active residential listings in the Naples real estate market.  It's acceptable to not preview each and everyone...right? Actually, I don't think it is acceptable to buyers and sellers anymore.  I used to be able to squeak by and chirp  what I could read about in MLS but it has become quite apparent to me that if you don't know more than your prospective customer or at least as much then the question of credibility becomes considerably more apparent and with content more available to our consumers the gap of what we know and what they know is shrinking. What does this mean?  I think the days of being able to say we're experts in entire ...

The Naples Daily News reported on the results of the Pelican Bay Meeting on special assessments.  While there was no immediate actions taken, the board will be reconsidering the topic in September.If you haven't seen the purposed annual assessment take a few moments to read it.  There are many items on the budget you may disagree.  I am for the Wi-Fi throughout the community.  I am also for the security cameras. The July 2007 Florida Sales report for existing single family homes and existing condos has just been released.  For anyone looking for statistics for Naples, they are not included in this report.  The Naples Board of Realtors decided not to release the figures a while back.  Do they really think that by not releasing the statistics buyers will think the market is just "rosie?"As of today the Sunshine MLS shows 5,423 units with single family ownership for sale in the Naples area.  There have been 1.407 closed sales for single family homes since 01/01/2007.  This means we have an inventory of single family homes to last 29.87 months.There are 5,165 units with condominium ownership for sale in the Naples area as of today in the Sunshine MLS. 1,343 units have closed since 01/01/2007.  At t...

Why would someone want to own a piece of Naples real estate?  It just occurred to me...who wouldn't want to own property here, especially if they were famous?  I did a few searches on the net and really couldn't find too much regarding the famous people who own real estate in Naples, Florida.  In fact, on Wikipedia.org there are only 4 "notable residents" listed.  Why?  Is it that our residents don't get caught up in the hype or that we don't have very many paparazzi running around town?  Is it that our Naples real estate agents respect the rights and privacy of our clients? I spent yesterday afternoon showing in the sweltering heat.  Most of the time I was showing pool homes under $350,000.00 in Naples Park.  It never ceases to amaze me how much work some of these homes need.  Naples Park is an area in North Naples that has smaller lots with ranch homes on them.  It is an area where some of the smaller homes have been torn down and new homes built.  As time goes on, more of these small homes will be torn down.One home I was in was so bad that the smell of mold permeated through the front door.  Black mold was crawling up the walls inside the house.  This home was in such bad repair that the only thing that could possibly help it would be a can of gas and a match.  The value in this place was in the land; not the house or the list price.  Did I mention that...
