The economy woes the country is enduring should come as no surprise to stockholders and investors who keep strict tabs on its fluctuation.  For every disappointing figure that’s reported, a new one emerges that gives some semblance of hope.  As new strategies are conceived to try and assuage the situation, the question remains: Can Uncle Sam save the day? In order to prevent any negative effects credit may be having on slowing the economy, the Federal Reserve recently chose to cut interest rates by a quarter of a percentage.  Now depending on how you choose to interpret these things, such a move can be seen as just another futile attempt at preventing the inevitable or a sign of more positive things to come.  For purposes of this entry, we’ll take the latter more optimistic approach. Are you a transplanted Northerner living in Miami?  Missing snow just a little at this time of year?  Have I got news for you! Dolphin Mall gets into the holiday spirit by including a snowfall each evening at 7:00.  This is a real treat in Miami!  Additional snowfalls occur at 9:00pm on Fridays, Saturdays and Sundays.  The snow will stop falling on January 6th, though, so make sure you get to experience it before then!   While you're there catching some flakes you might want to stop in and visit the big man in red himself.  Yes, Santa is at Dolphin Mall each day until Christmas Eve at Ramblas 9 at the fabulous Snow Globes.  Santa is there from Noon to 9:00 each day except Fridays and Saturdays he's there until 10:00. So come experience a little magic this holiday season at Dolphin Mall.

I was forwarded this article by a colleague, and it runs along the same theme that I know a lot of investors are beginning to express concern about. That theme is Democrats and what effect them taking office would have for real estate investors. One of the biggest concerns is capital gains tax. Right now, at 15%, this rate is historically low and Democrats are known for favoring taxes for the wealthy. What this potentially implies is that, should Democrats take office the capital gains tax could easily increase to 20%, 25%, or even 30% in the near future. This, combined with the fact that many economists believe that the general real estate market has not yet reached bottom, which  could mean that now is a better time than ever to sell. They say a picture speaks a thousand words.  Well, a picture with statistics would speak that much more, I would think. This graphic shows the present real estate numbers in Miami-Dade County.  They are eye-opening, to say the least.                                           The light green bar shows the number of homes available (single family, condos, townhouses combined). Yes, November shows a whopping 41,578.  You can't complain about availability here =) The dark green bar (that itty, bitty little one - that alone should tell you something!) shows the number of homes sold that month (again single family, condos, townhouses combined). Notice the trend.  In the last 15 months, the homes available for sale has steadily increased while the number of homes sold has steadily decreased.  ...
