Hey all you Miamians!  Show proof of your Miami residency and get reduced entry to Jungle Island this holiday weekend. The regular entry fee is $27.95 for adults.  This Saturday, Sunday and Monday all Miami residents can get in for only $10 each.  Cool Deal! In addition to their regular attractions (and there's nothing ordinary about them!) they're having a Labor Day Weekend Brunch each of the three days as well.  Can you say sweet? (and yummy!) Jungle Island is the new name for what we knew as Parrot Jungle.  Have you visited them at their new home yet?  Isn't it time you did?  This is a great opportunity!  I may just run into you there.

You can drive South to Downtown Miami on Biscayne Boulevard and look in horror as you see the number of construction cranes in action.  With so many high-rises being erected and with such poor publicity from the media, you can only imagine what will happen to some of these buildings when they are finished.  Most of them look rough - with exposed concrete, steel structures and lots of construction workers doing their thing. One building stands out from the rest.  It is truly majestic and its simplicity and proportions leave me in total awe.  That one building that seems to be fighting its surroundings is Ten Museum Park designed by Chad Oppenheim. The concept behind this building as explained by the architect is "A crisp, well proportioned exoskeleton engages a pure crystalline volume so...

Midtown Miami is a relatively new section of Uptown Miami located south of the Design District.  The development mixes retail, office and residential space in an effort to create an urban, pedestrian friendly utopia.  And you don't have to live there to enjoy it.  Being surrounded by major city arteries, it is a very accessible area of town; you will find I-395 to the north,  I-195 to the south, I-95 to the west and Biscayne Bay to the east.  Coming from Brickell, I am always surprised at how fast I can get there every time. Most people are probably lured into Midtown by Target, one of the flagship stores of the Midtown mall.  I personally go there looking for deals at the new Loehmann's (best days to go are Monday afternoons or Tuesday mornings since the store gets its new shipments ear...

The most negative analysts believe that because loan standards are now much tougher, at least 10% to 15% of the people who could have qualified for a home-purchase loan last year can't do so now. Meanwhile, many of the people who would still qualify for a loan don't want to buy a house now because they think prices will fall further. So the housing market is likely to remain weak for at least another couple of years, they believe. One reason is that it takes time to absorb all the houses and condos waiting for buyers. The NAR counts about 4.2 million resale homes for sale, along with more than 500,000 new homes on the market. That is enough to last about 8½ months at the recent sales rate; a supply of five to six months generally is considered balanced.

There are many signs that Miami’s general real estate market continues to thrive despite the sales trend toward a “buyers” market.  We have found that properties that are priced right, and have the potential for additional value for their future owners, continue to sell in both the residential and commercial real estate markets.    A few notable examples from the Summer months of 2007:   Hotel Properties Sell for Record-Breaking Prices in Miami Beach Locally based Catalina Hotel & Beach Club has acquired the 190-room Dorset Hotel at 1720 Collins Ave. for $10.5 million which closed in June, 2007. The new owner plans to renovate the property and combine it with a property next to it.  The Dorset Hotel will be merged with the Catalina Hotel at 1732 and 1756 Collins Ave., but will remain o...

When was the last time you went up to an info tube (or an info box) and found it actually had a property flyer in it?  OK, let's suppose the agent or homeowner was on top of things and the tube/box was actually filled.  Did you call the number listed and ask for more information?  Hmmm, I didn't think so. You see, most people pick up flyers at properties just to appease their curiosity.  Most people picking up those flyers are not serious buyers.  It could be the nosy neighbor down the street wanting to know what the house is listed for.  The young family around the corner who's thinking of selling is picking up comps in the area.  The "dreamer" who is always looking at homes they'll buy "one day" but "one day" never comes.  Someone selling in the neighborhood wondering how this home's ...

The majority of homebuyers in the Miami Redland, Homestead area answer "NO" when I ask them if they know what a Community Development District is.  If the property they're looking at is located in a CDD (as these districts are commonly reffered to) this fact has to be disclosed to them. But disclosure alone isn't enough for me.  I like to make sure they understand the implications of their potential home being located in a Community Development District.  Their bottom line depends on it.   Please continue reading about CDD's here.  The link will open up in a separate window.

I`ve been in Miami most of today. There is such an overabundance of condominiums in this area that are "For Sale" it`s not funny! According to the Florida Assoc. There are 37 new high-rise condos and 20,000 new units are being built in Miami's 1,040-acre downtown, sales fell almost 50 percent in May." How is this possible? I guess these developers aren`t fully understanding that we`re having a major Real Estate collapse!   The glut on the market will most definitely effect our economy if these units don`t get absorbed. There are luxury condo`s along Brickel Ave. facing the Bay that are being rented for $2100 a month. The owners of these units are taking a "BATH" their running approximately -$2200 per month on this units! How long can these people afford to ride out this market taking a $...

Let's start off with one simple fact, we're in a buyers market and given that advantage now is the time for you to buy a home or a couple of them.  It's the best time to negotiate the asking price and receive contribution for your closing costs.  That's right, have the seller pay your closing costs because its just that easy.  Contact me today and I'll give you directions on where to start the approval for financing and provide you a list of homes to choose from and when you find the one, I will negotiate every dollar possible.    The key is to select a realtor which knows this business inside out!  Call 786.356.0185

Every once in a while I have the pleasure of telling you about historically significant homes that are on the market for sale.   This time, there is a California Bungalow Estate located in The Shorecrest subdivision of Miami’s Upper East Side. It is the original estate of the Renuart Family, owners of Renuart Lumber. This particular home is very unique because of many different factors. First, it sits on an acre lot which is a commodity in this area of Miami. Second, its architectural style is not common for South Florida and third, it has been exquisitely restored. The home sits on one side of the acre property and is surrounded by a gated masonry wall with balustrades. The main house has 5 bedrooms and 3 bathrooms and has a separate 1 bedroom / 1 bathroom cottage with a 2 car garage. It...

Where do people from Miami go on vacations?  This could be a loaded question, since we do go everywhere around the world, but when talking to my friend from Colorado, Mariana Wagner, the subject came up.  Miami is known to be a great vacation spot so outsiders sometimes wonder where locals go.This past weekend, we decided to go on a quick 3-day cruise just to get away.  It was long enough to recharge our batteries and come back like new.  (Although sometimes it does feel like we need a vacation from our vacations).  READ THE FULL STORY AT MIAMISM.COM ......

Have you ever driven by a really ugly looking place and you see that it is packed with cars and wonder if it is any good?I mean absolutely no offense to the owners of The Football Sandwich Shop in Miami but they know that their pink building is everything but pretty - one thing is for sure though, everything I have ever eaten there is delicious!  The outside has no reflection on the taste of the food. READ THE FULL STORY AT MIAMISM.COM .....

If you've been trying to sell your home I'm sure my claim caught your attention, no?  After all, the way the market is, any claim to sell a home in 60 days has got to be good, especially backed up with a guaranteed $500 payment if I can't deliver, right?  WRONG!!   *First of all, let me clarify that I do not offer the above to my clients.  I put it up there to get your attention and explain how it's possible that some real estate agents do make that offer.   It's pretty simple.  There is fine print to anything that sounds too good to be true.  Here's the fine print in larger type so you can read it: An agent comes to you with the above claim. You speak to your significant other about it and say "look honey, they gotta be on the up-and-up, they're offering to pay if they don't sell it in...
