This is a rendering of what was to be built(white angled balconies) but the developer pulled out and sold the one acre lot to a Chinese developer for $38.5 million which closed Tuesday of this week.Developer Don Peebles, who sold the waterfront site at 6747 Collins Ave. in North Beach, had planned to build a boutique luxury condo called Bath Club Estates.  Forbes puts Hedge fund billionaire Kenneth Griffin’s net worth at about $7 billion. He is the mystery man who paid $10 million above asking price for the 12,516-square-foot unit at the ultra-luxury 18-story tower built by Argentine developer Alan Faena.The deal was done through a Delaware corporation that lists no owner or board members. Delaware state law does not require companies to reveal their owners. Wealthy buyers often use such tactics to obscure their identities and prevent them from showing up in public property records.At $60 million it eclipses the previous sales record for a local home on Indian Creek that went for $47 million in 2012.   According to research firm Knight Frank, Miami is a rising star. While the financial crisis in 2008 left the city barren of investment, becoming the foreclosure and repossession capital of the country, it seems that there are now fruits to bear.The Guardian reports that prices for prime property have leapt 91% in the last five years. The $60M record-breaking Faena House sale is one very visible indicator of this. Given this trajectory, Miami should become an increasingly more attractive investment opportunity.

The 12,000 sq ft penthouseat the Faena closed this week setting a record high price for a condo in Miami.      A duplex penthouse at the Faena House condominium in Miami Beach has sold for a record $60 million, the developer confirmed. According to Faena Group’s Alicia Goldstein, the deal, which closed Monday, is the highest price ever paid for a single family home in the Miami area. The prior record was set in 2012 by the $47 million of a roughly 30,000-square-foot home in Indian Creek Village. The penthouse listed in 2013 and went into contract in April of last year, before the building was completed. The Collins Park Hotel Restoration  After getting the project approved all the way back in 2012, the Chetrit Group has secured a $55 million loan and is finally moving forward on plans to restore a block of art deco and midcentury modern hotels and apartment building just off Collins Park to create a boutique hotel. Calling the entire assemblage the Collins Park Hotel, which was the historical name of one of the buildings, the project as designed by Kobi Karp was approved about three hundred rooms and will be a mixture of historic restorations and infill additions.  Here is one for the record books!    Sold at $370 million dollars is the entire block of Lincoln Road that housed the Pottery Barn and Williams Sonoma. The Comras company paid $12 million for it in 1999. The buyer was Spanish billionaire owner of the Zara retail stores.This is the second highest real estate sale in Miami-Dade County history. That woulda been a great commission check!

    The Mediterranean Revival mansion at 31 Star Island Drive was probably built in 1920 by an unknown architect, and had an addition put on in 1926 by Walter DeGarmo, Miami's first registered architect. It was built for Cecil Fowler, a banker and business partner of Miami Beach developer Carl Fisher on the Flamingo Hotel project.
