Removing Vines from Stucco walls in Merritt Island, Florida I 'am going to be painting the exterior (stucco) of a large two story home in South Merritt Island, Fl.I've already pressure washed and where ever these vines had grown up the wall the roots of the vines are still there. I used my Millwuakee heat gun and a wire brush and that worked great! . I got rid of the vines. After the initial pressure wash, I came back about 2 weeks later and pressure washed them again w/ the green tip. I think they dried out after the 2 weeks, and came right off. After 2nd pressure washingSpot Primed the areas that there were vines:Painted with a Sherwin Williams Super Paint:

Over the last 90 days 34 waterfront homes were sold in Merritt Island, per the MLS. This search included waterfront homes that are either canal-navigational and/or on the Banana River, Indian River, Sykes Creek or Newfound Harbor. Looking back at my post, just over a year ago, dated February 15, 2009 I find that the number of houses sold within the past 90 days and currently active on the market is similar but the prices are lower. With rates still under 5% for a 30 year conventional loan is now the time to buy? You would be hard-pressed to find someone who can tell you for sure what the market is going to do at this point, though those that are looking for a personal or vacation home property, and plan to own for a number of years before selling will find the prices reasonable and the ...

10% Sponsoring Residuals  When a salesperson is introduced to management and recruited into EXIT, each transaction that they close generates a bonus that's equivalent to 10% of the gross commissions earned by the recruit, payable to the individual who sponsored them into the company. The bonus is paid via EXIT's head office, and not subtracted from the new recruit's commissions. And it continues perpetually for as long as the new recruit stays with EXIT and generates sales. 7% Retirement Residuals  Should an "EXIT" salesperson decide to retire from selling real estate, a "pension plan" is created from the sponsoring bonuses that he or she has established. Also, the retiring salesperson retains the privilege of enhancing this pension plan while in retirement by continuing to sponsor sale...

I am finding that properties are moving here. Over the last couple of weeks I've worked with a buyer in the $150-$250K range, about half of the listings he wanted to see went under contract within a week. I've been working with 2 buyers in the $300-$500K range and have been seeing almost a 1/3 of the properties they selected to see going under contract within a week or two. I have not had the same problem with my buyers in the range of $600-$850K. Today's paper said that foreclosures are down for the 2nd straight month in Brevard county. The Florida Association of Realtors released a report showing that the 1st quarter of this year, as compared to the 1st quarter of 2008 saw a 27% increase in sales and a 28% decrease in price. I think there is a rush for buyers to get into homes at the ...

Florida Today continues to report that sales have picked up in Brevard county. There is speculation, or at least hope, that we have hit bottom or are very close to bottom. What I do know is that since my last post on waterfront homes in Merritt Island, the sales have doubled. According to the MLS, over the last 90 days 31 waterfront homes sold. The majority of these are canal-navigational homes on Sykes Creek.  Waterfront homes sold in Merritt Island over the last 90 days: Between $190,000 and $300,000 12 homes were sold Between $300,000 and $400,000 15 homes were sold One sold for $475,000 One sold for $540,000 One sold for $1.36 million Ones sold for $2.6 million At the height of the market, in 2004 and 2005, a home that is now selling for about $300,000 was selling for around $500,00...

I love driving along the Indian River Lagoon, it is so peaceful and there is so much to take in.  South Merritt Island in Brevard County Florida is a magical place to live, work, and play.  Mangos and avocados are plentiful in Merritt Island and residents often place them out by the road in carts.  All you have to do is pull over and get some!  Although I don't live on the island, I will be working in South Merritt Island this weekend.  No, I have not given up on real estate, quite the opposite.  I am so blessed to be interviewing for the job of listing and selling a beautiful home there, and I get to drive along the Indian River as I go to work! While quiet and laid back, South Merritt Island in Central Florida is just minutes away from a wide variety of restaurants, shops, and enterta...

Located 45 minutes East of Orlando, Merritt Island in Brevard County, is a great place to call home. It is surrounded by water from the Indian River Lagoon to the Banana River with Sykes Creek and Newfound Harbor in between. If you are looking to live in tropical paradise look no further. The island is an hour from Orlando's theme parks and attractions and a mere 5 minutes from the ocean. Visit Cape Canaveral for a seafood dinner and an evening on a casino ship. Play in the sand and then shop at Ron Jon's Surf Shop in Cocoa Beach. Merritt Island offers all the conveniences of a city, such as the Merritt Square Mall complete with movie theatre and major retail chain stores, including Circuit City, Home Depot, Office Depot, TJ Maxx, Toys R Us, Target and Walmart, without city taxes. Ok, so my husband and I moved to tropical paradise February 1, 2008. We rented a home for 3 months on South Banana River Drive in Merritt Island. This gave us time to scope out the area, gave me time to get my Florida Real Estate license and find a broker here. We loved the area from the first time we came out to check it out in 2007. Our price range and personal preferences led us to search for a permanet home from Satellite Beach to Merritt Island. We learned a lot in those first 3 months of searching the MLS, viewing For Sale By Owners and subscribing to a forcelosure Web site. And we found the perfect home for us in Merritt Island. I found a great broker and my husband has a mere 35 minute commute to work. Our neighborhood is comprised of a diverse age group. The guys get together o...

Merritt Island was originally an island and is still referred to as one. Because of the construction of the Crawlerway for the NASA Space Shuttle to move to the launch pad over the Banana Creek in the north, it has been connected to a mainland peninsula. To the west and south it is separated by the Indian River Lagoon and the Atlantic Intracoastal Waterway. The east side of Merritt Island splits and is divided by Syke's Creek and New Found Harbour. They, in turn, are separated by the Banana River Lagoon from Cocoa Beach, Florida. To the north, Merritt Island National Wildlife Refuge, along with a narrow barrier island that make up Canaveral National Seashore, are an unpopulated protected buffer area for the space shuttle launching site of Kennedy Space Center. The area is a wildlife magn...
