Under normal circumstances I am not a proponent of using fake food in staging.  However, because I have entered my "asian inspired" staging period, I just couldn't pass this up.  Setting a table, a la Asian influence, just didn't seem complete without the customary food items.  Check this out and see if you don't agree, it does look good enough to eat!

If you're like me and are tired of your handtruck taking up space in your vehicle, then take a look at this baby.  It completely folds up for easy transport, can hold up to 200 pounds and is actually bigger than it looks in the picture.  And the price is easy on the pocketbook, only $39.95.

So here we are in the middle of a real estate recession.  Investors are left sitting on their investment properties.  Home owners, who would like to move up, down, or elsewhere are stuck where they are.  Flash back to 2004.  Investors were buying houses by the tens, homeowners had lines at their doors waiting for an open house to start.  It didn't make any difference what condition or what price range the house was in.  Old, new, derelict, clean, dirty, upgraded or not, everything on the market had a buyer.  What makes the mind-set of the "hot" market buyer, different from the mind-set of the "cold" market buyer?  It appears, that buyers in a hot market, buy into the "feeding" frenzy mentality.  Investors want to buy and sell as quickly as they can, home buyers are willing to settle for...

My first year in business has been a resounding success.  And now, to top that off, STAGE it RIGHT! has been nominated by RESA for "Rookie Stager of The Year 2007."  Words cannot express the gratitude I feel for those Active Rainers who had the confidence in me to make the nomination.  I'm running with some pretty competent people here, all of whom have experienced their own business successes.  Thank you Shell Brodnax, president of RESA, and thank you RESA for this honor!  All are welcome to vote.  Please go to www.RealEstateStagingAssociation.com , click on "Industry Awards" and cast your vote in all four categories.

In early 2007, the real estate pundits predicted the market would pick up by mid-year.  Unfortunately, that didn't happen, in fact November housing sales in Brevard County were at the lowest since the 1990's.  And here we are, early in 2008, and once again, those same pundits have predicted the market will pick up by mid-year.  I wonder, is it wishful thinking on their part?  All indicators are, this market is going to remain bland for a good long time.  One only needs look around to see the glut of houses and condos for sale.  This glut is attributed to investors who jumped in too late to get their investments sold before the market cooled, builders who over built on speculation, Florida residents who have left the state for good, due to high insurance rates, hurricanes or other reason...

I'd like to introduce you to my two newest assistants, Jake and Elwood.  They've joined my ever growing family of assistants and are now working their first assignment.  Siblings, Ricky and Lucy, and Fred and Ethel have been "guarding" vacant homes for several months now.  Seasoned pros!  Jake and Elwood will be expected to carryout their duties, just as soon as they wake up from their naps!

When you are marketing a property, the way you live in it and the way you sell it are two different things. Staging brings out the best features of your home by de-cluttering, cleaning, furniture arrangement and neutral colors that will always appeal to the broadest market. People used to be able to put a house on the market and it would get bids. But now, there is a need for Home Stagers to represent the seller. You really need your home to stand out and be the best house on the market.   Please call today, because the sooner you stage, the sooner you sell! Ever wanted to do something with those boring, naked, unframed bathroom mirrors but weren't sure what to do or how to do it?  Never fear Mirr.Edge is here!  I stumbled upon this little gem at Lowe's the other day.  So easy to install anyone can do it.  Because the corners are covered with matching corner pieces, you don't have to be precise in measuring.  I like that a lot, because I'm a measure twice cut it wrong once, run back to the store, buy more, and try it again, kinda person.  The only tool you need is a box cutter.  The "kit" has glue with which to afix the frame to the mirror, but I opted to use Command Picture Hanging Strips.  Its like self stick velcro without the permanent "stick".  For the corner pieces I used dabs of silicone sealant.  It takes all of about 30 minutes to ...

I think we all agree, the current housing market is beginning to get us all a bit down.  Home sellers are looking at months of real estate showings and open houses, real estate agents are working on new creative ideas to promote their listings, and home stagers are busy staging homes for sale.Unfortunately, not everyone has embraced the idea of home staging as a very effective marketing tool.  New concepts are hard to grasp, and sometimes even harder to sell.  However, statistically, staged homes sell for more and sell faster than unstaged homes.  Given that, why would anyone put off having their home staged for sale?  Afterall, every home seller NEEDS every advantage to make their homes outshine all the others.Home staging is a very cost effective method of preparing a home for sale.  ...

IT IS STILL A BUYERS MARKET HERE IN BREVARD COUNTY, FLORIDA *REALTORS AND SELLERS alike, should make sure that the house is styled to sell.  That every room invites the buyer in.  This goes beyond decluttering and cleaning and entails purposeful design and placement. REMEMBER, THE "OUTSIDE"  IS THE NEW "INSIDE":  All outside areas are now considered "outside rooms" here in Central Florida.  Remove your barbecue grill to garage or cover it and place outside. Be ready to grill outside and not in a screen room or garage.  Patios are no longer for storage and clutter. Set your patio area as an extension of a living space. Make it warm and inviting and install a ceiling fan whenever possible.  This is Florida. Showcase the lifestyle! JUST DOING T...

Old and dated appliances don't help to sell a house, especially when buyers are looking for all the new bells and whistles that come with today's modern kitchen's.  However, with a little creativity and even less cash, we can update appliances to give that "new modern" look, and appeal to the esthetic senses of the potential buyers.  The below pictures show a relatively new dishwasher before and the same dishwasher after, transformed for a recent client.  This transformation was accomplished by spray painting the top part of the door, which was white plastic, with hammered black spray paint made especially for plastic.  The bottom portion of the door was covered with "stainless steel" looking contact paper.   This transformation may not last the life of the appliance, but it should last...

Much has been written about the relationship between home stagers and their clients, the homeowners selling their homes.  Often times, in the process of preparing a home for sale, the client has trouble "letting" go of either personal belongings or personal decorating tastes.  We all love our "stuff" and we've all decorated our homes to fit our personal tastes.  Unfortunately in the world of real estate selling, de-personalization of the home is the goal of every home stager.  When potential buyers walk into a house they need to envision themselves living there.  It's a hard sell if we allow our daily lives to intrude on the "perspective" of the potential buyer.  Keeping that in mind, hiring a home stager can be of huge benefit to the seller.  We can see a home through the "eye of the b...

Is staging tax deductible? YES! This may be old news to some, Home Staging services can be considered an advertising fee (See IRS Publication 523) and these selling expenses include commissions, advertising fees*, legal fees and loan charges paid by the seller. *Staging a home for re-sale is considered an Advertising fee.  There are no time limits on the Advertising Fees related to the sale for the IRS.  However, it is important to note that if a property does not sell and is taken off the market; expenses for that transaction are NOT deductible in the future. Check with an accounting professional for full details and see how it applies to your sale. We've all been in the position, at some point, of listing our homes for sale.  At best the process is stressful.  First we have to find a real estate agent.  The rule of thumb is to interview three.  Then comes the comp, which of course is lower than what we expected.  And lastly the signing of the real estate agreement.  And this is just the beginning.  NOW we have to address all those little DIY items we've been putting off.  Afterall, home buyers aren't in the market to purchase our "procrastination".  Given all of the above, its no wonder home sellers are reluctant to involve themselves in one more home selling process, which is, to hire someone to professionally evaluate the home and address the cosmetic needs.  Listed below, in order of priority, are the top 10 reasons I believe h...

Last year on Living With Ed, Ed Begley Jr. was shown cooking using his solar oven.   I found that interesting enough to research the use of solar energy for cooking, and also how to obtain a solar oven, or better yet make my own.  And because I live in the "sunshine state", Florida, I figured solar cooking is a doable venture. Under the proper circumstances, if properly made, the solar oven can reach up to 400 degrees. The following are my step by step instructions.Step 1 - decide on what size and what materials to use to make the box.  Several internet articles suggested cardboard boxes.  Because I wanted something more substantial I opted for making a box out of wood.  As luck would have it, last week I spied a wood medicine cabinet put out for the trash.  Double benefit here, I got a...

I love this time of year in Florida, when we can escape from the inside of our homes and sit outside in the cool mornings, read the paper and listen to the birds.  Only this year I'm not hearing any birds.  Usually I have the beautiful singing of the Mockingbirds, the coo of the Mourning Doves,  the cackles of Starlings, and whatever else happens to be hanging around in my neighborhood.  I thought maybe it was just me, or maybe just my neighborhood.  But then the other morning while at the dog park, I noticed the same, deafening silence.  No bird sounds.  And now I'm wondering, is this a harbinger of what is to come, or just a quiet time for the birds.  I have the uneasy feeling that we are losing our bird populations at a faster rate than has been reported and I am already mourning the...
