Foreclosures and short sales have become a common term in real estate.  Many areas have additional properties entering the marketplace from new construction due to high rise condominiums to sprawling new communities which adds pressure to the existing properties on the market. Since real estate is very localized, are there communities that are immune from the foreclosure syndrome?  Marco Island is a good example of a community where foreclosures and short sales are found at a much lower rate than the norm.  What minimizes the impact of the foreclosures/short sale syndrome to Marco Island? 1) Desirable lifestyle on 24 square miles from beach to waterfront, Marco Island attracts many from around the world.  2) Another advantage of this desirable community is the lack of new construction f...

Market Update: May shows largest number of sales in three years By NATALIE KIRSTEIN Wednesday, June 18, 2008 Market improvement has been reported on a local and state-wide level in recent months. For Marco Island, May showed a spike many Realtors have anticipated since late fall. With 98 closed sales in May 2008, this represented a jump of significant proportion over the previous month by 66 percent. As indicated on the accompanying chart, the sales levels are consistent with May 2005. Furthermore, as of June 12, 2008, pending and closed sales are on target to continue the positive sales growth with 30 pending sales and 25 closed sales (6/1/08-6/12/08). While this transition is more rapid on Marco Island versus other areas of the local and state level, the changes in the market are f...

I've watched a lot of trends and analyzed the Marco Island real estate statistics until I see double. There is just no denying that there is something positive happening in the Marco Island and Naples area. Case in point, web traffic and qualified leads have increase considerably over the last year Pending & closed sales are outperform the previous year's volumes Buyers have become more proactive and aggressive in their searches Value properties are receiving multiple offers at the same time Buyers continue to queue into this summer's buyer's market In the last couple of months, I've been in a few dogfights to position buyer's into top spot to get these hot properties. As well, there have been several cases where I attempted to submit an offer only to find out that it went pending the n...

Just a quick note to say that while we are still seeing price decreases, we are starting to see some random price increases.  AND lot sales have picked up a bit!  We still have some great deals, especially for the end user who wants to make Marco their long-term home/investment.  I'm encouraging my hold-outs to buy this summer.  There are a variety of short-sales, foreclosures as well as unemcumbered properties to choose from-a great chance to get on the water or near the beach for 2003 prices.

We are seeing some high end houses being sold in the last month-including one that closed for 7.75 million!  26 houses have changed hands on Marco Island in May-this summer is the right time to buy, as prices are better for buyers than they have been in  years.  Something you need to be aware of though: not every property for sale is distressed.  That said, we do have experience with short sales, and can explain the ropes!  Short sales require you to be well qualified, and PATIENT.  Lenders unfortunately have HUGE backlogs of foreclosures and buyers are at the mercy of these extended time tables.  If you want to buy something quickly, there are plenty of great properties on Marco Island that aren't distressed. Another problem created by current economic strains are being felt by animal ...

Many investors are toying with the idea of purchasing a rental property on the beachfront in Southwest Florida.  On Marco Island, that is becoming challenging with the increased activity in the marketplace.  The lowest priced units are coming off the market at a rapid rate.  Since rentals for under 1 month are rare on this beautiful island community and rental income is strong, Sellers are holding out on their prices and waiting to get the price that they command for these desiable income producing units.  One example of this is found at Apollo where the lowest priced beachfront units have come off the market.  This condo conveniently located on Marco Island's South Beach area offers weekly rentals, good rental income, an on-site restaurant, and stunning sunsets.Pending Sales (Under Con...

The real estate market on Marco Island is moving at a faster pace now.   We see that the best view and value priced properties come off of the market at an increased rate.  This trend continues in what is now considered the off-season as Buyers return for post-season buying sprees.  This thought was cemented at a recent Marco Island Board of Realtors luncheon where many realtors and real estate related businesses discussed the increased activity in comparison to 2007.One writer singing the praises for the Florida real estate market is Janet Morrissey, Investment News.  Morrissey recently wrote an article titled "Economic Turmoil means Opportunity for many real estate bargain hunters."   In her article Morrissey found several real estate executives that are bullish on real estate especia...

Marco Eagle -- Wednesday, February 6, 2008 Optimism in the market is growing especially in the areas of Marco Island and Naples. There are so many things that impact the market but perception and word of mouth appear to be the biggest driving factor for buyers who are entering the marketplace. On election night, one vote was helpful to the real estate industry, the property tax cutting amendment. This amendment provides property tax relief for primary homeowners in the following ways:1. It doubles the existing homestead exemption from $25,000 to $50,000, thus, providing an average of $250 annual tax savings.2. Homeowners who felt trapped because of the potential loss of their Save Our Homes cap have been given relief with the portability provision of this amendment. Now, owners with home...

Just what every Marco Island Resident doesn't want to see. Another negative headline involving Marco Island. Recently I wrote about the Madeira and now this NY Times Headline today...Mortgage Fraud hurts real people and it is scary to think that Florida leads the nation in this crime. Marco Island properties are part of Federal prosecutors indictment of 31 people in connection with a mortgage fraud scheme involving at least 28 properties in South Florida and fraudulent loans totaling more than $14.2 million.Read the Rest of the Story at Mortgage Fraud on Marco Island Makes NY Times Headline

Big Al's Deli715 Bald Eagle Drive Marco Island, FL 34145(239) 642-8080Marco Island is a great place to visit and even a better place to call home! There is a wide variety of dining options on Marco Island. There is your fine dining, pizza places, your casual dining establishments and of course there is seafood! One such place is Big Al's Deli and it just so happens to be one of my favorite places to get a sandwich or soup on Marco Island. But I am not the only person that thinks it is terrific! At lunch time there is always a line at Big Al's. If you are taking out, call ahead and just pick up your order, it is a lot faster. Bonus idea --pick up your take out and then head over to Mackle Park or Resident's Beach and enjoy the sunshine.Read the Rest of the story at Marco Island Restaurant...

Celebrating their 60th Anniversary of giving in 2007, the U. S. Marine Reserves are once again collecting Toys for Tots. This is a terrific organization that gives hope to underprivileged children in the United States. We all see the collection sites around Marco Island and Naples Florida, but do we really know the rich history behind Toys for Tots? The Marine Corps Reserves began a humble campaign in 1947 in Los Angeles California by Major Bill Hendricks (USMCR) collecting more than 5,000 toys to give in the Los Angels area. The Marine Corps has been collecting toys ever since. Bill Hendricks, a U. S. Marine Corps Reservist was the Director of Public Relations for Warner Brothers Studio. This position enabled him to get many celebrities involved with Toys for Tots. Read More at The Ma...

There are times that I just shake my head at the stupidity on Marco Island. Now don't get me wrong, I love the Marco Island.   I read this post this moring over at the Marco Island Blog and all I can think of is the episode of Desperate Housewives when Gabrielle Solis cuts her lawn in an expensive Designer Gown. The description of the show doesn't seem all that far from Marco Island. "A primetime soap with a truly contemporary take on the "happily ever after," "Desperate Housewives" takes a darkly comedic look at suburbia, where the secret lives of housewives aren't always what they seem. "Project Stupidscape is just another instance of people not thinking things through all the way before they act. Could you really envision all those absentee owners cutting their own lawns? No I didn'...
