One of the Spas at Angler's Cove What can I tell you that is new?  Well there were 6 new listings in Angler's Cove this month, 6 units had price changes, 1 went back on the market in October and we had one closed sale in October (1 bedroom unit sold for $370,000).  The good news--it is getting cold up North, and the snow birds are back.  It appears that they are also back a little earlier than last year!   So I look forward to seeing what happens in November! There are 19 1 bedroom units available with an average list price of $331,395There are 11 2 bedroom units available with an average list price of $435,809Please view my October Market Update  for additional information and links to additional reports.  If you are interested in more information on this community or any other Southwe...

One of the best ways to see the Island is from the air.  You can charter a plane for a 1/2 hour tour of the Island, which is something that I have done on several occasions.  I was going through my photos and thought I would share some of these photos.  Marco Island is a bustling city with lots of activity, but just beyond is the 10,000 Islands and they await your exploration.  Marco Island is a a boating community with miles of canals that lead to the Gulf of Mexico or the backwaters of the Everglades.     South Seas Resort Towers 4, 3, 2, 1, Sunset House North, Sunset House, Emerald Beach (which was the first condo on the beach here on Marco Island and it has one of the largest pools on the Island) and Tradewinds from the air, a couple of days ago, I posted photos from the beach , it ...

Marco Island has a hidden treasure for the Art Lover -- The Marco Island Art League.   Free and open to the public Monday-Friday 9-5 and Saturday's 10-4 the Art League offers a lot to the community.  There are art classes, workshops and a gallery that changes exhibits monthly.   Annually there is an outdoor Art Show in January.  And they sell Art! Marco Island is not just know for it's spectacular sunsets.  There is a lot to do and enjoy on the beach, especially with a lovely breeze coming off the Gulf of Mexico, the sun out with few clouds to rain on the parade of activity up and down the beach.  All these photos were taken today October 20, 2006.  Marco Island is a wonderful place to live....We have lots to do or not...You can walk the miles of sugar sand beaches and discover treasures along the way.You can go boating and fishing and exploring the 10,000 Islands....Those that like to shop - well we have options here, but not too much...  The sun, sand and Gulf of Mexico are a much stronger draw...Two golf courses on the Island, and hundreds of options in the Greater Naples Area....The Marco Island Art League is open daily and has new exhibits at the beginning of each month...Dining options are too numerous to mention and oh to pick a favorite is hard.  Each choice is something different, wonderful and unique here on Marco Island.Each evening the sun performs a special show for you.  Come prepared to cheer it on and perhaps even ...

Here is the update since my September Update for the Gulfview Condo here on Marco Island.There are 21 Active listings ranging in price from $695,000 - 1,150,000Only 4 units have closed and there are no pending for 2006, with an average list price of $680,000, the lowest being $600,000 and the highest sold this year at $725,000. All the units in this building are two bedroom 2 bath units, with three basic style differences.  Units that sit beachfront are more desirable, most people prefer the southern facing units with unobstructed views all the way to Cape Marco.   Personally I like the North facing units that get spectacular sunsets and lower air conditioning bills....If you would like more information on this Marco Island condo or any Naples area community, please give me a call at (2...

     There has been one additional listing since my last report, no units have gone pending or closed.  The pricing in this building has been held down because of the pre-construction releases of two other buildings in Cape Marco.  The Belize which was built to the left of Cozumel and Vera Cruz built to the right.  Both of those buildings have now closed, and there are no additional units going into Cape Marco.  So pricing in the Cozumel should catch up to that of the newer buildings.     Our office has a listing in this building, overlooking the pool with stunning beach views from the west and Island views to the East.  To see it please visit my website at:  http://www.paradisereport.com/cozumel706.   View my September Update  for additional information and links to additional reports....

 Since my last report in my September Update, there has been some activity in South Seas Resort with both South Seas East and North seeing a reduction in the number of available units.  I actually got to see a South Seas Tower 3 and South East unit on Friday during the Weekly Marco Island Pitch Plus Tour.  Both of those properties were value priced and would need some updating.   Personally I prefer the South Seas East and West Units over the Towers since washers and dryers are in the units.  There is the exception, the first floor units in the Towers have washers and dryers in the units as well as having sprial stairs that lead directly to the pool area. Here is what is happening at South Seas Resort as of October 3, 2006 there were:South Seas Resort# of Units Active# of Units Pending#...
