  Happy Boxing Day!   It has been a busy December for me so my Market Updates have fallen behind.   So I will be doing something about that today...   Since my last update for Angler's Cove, there have been some sigificant changes.Since July 2006 there have only been two sales and in July there were 16 1-bedroom units and 9 2-bedroom units available in Angler's Cove. There are currently 26 1-bedroom units for sale in Angler's Cove, that is an increase from 19 units on November 1st.There are currently 11 2-bedroom units for sale in Angler's Cove, which is the same number since November 1st.Average Sold price for 1-bedroom units this year is $273,125 with a total of 8 sold year to date and none pending at this time.Average Sold price for 2-bedroom units this year is $475,000 with a total ...

This past week has been a dynamic week for real estate in Marco Island.  Since our report last week, the total for pending sales has jumped over $5.5 million dollars from $44 million to almost $50 million in pending sales for single family homes.  How does the pending sales for homes on Marco Island breakdown?  Let's look at the highest price range first.  From January 1, 2006 to November 15, 2006, there were 17 homes sold in the 2 million to 3.6 million price range.   At time of report, there are 5 homes with pending sales in this same price range.   In my previous report, the largest number of sales were reported in the water direct home category.  In just one week there has been an increase in pending sales in the water indirect market for a total of $4.5 million.   The water indirec...

Last month's update was encouraging in the Gulfview.  The good news this month is that 5 listings expired and did not go back on the market in the GulfviewTwo properties were withdrawn and not put back on the market.    The two listings that went pending in October, went back on the market in November7 New listings came onto the market bringing the total active to 22 with an average list price of $852,804With the new inventory it has brought the price reductions needed in this building to correct levels on 8 units.  Still high, but moving in the right direction.Average Sold price this year for the 5 units that have sold in Gulfview is $684,000The construction in front of this building is just about completed and will make a huge difference in the appeal of the building.  Gulfview is in ...

 Many times I am asked should I purchase a wood framed home in Florida?  There are lots of questions surrounding wood framed homes and I think it is important to share some of the information that I have gathered over the years.  I showed a wood framed house yesterday to a prospective buyer.  They got extremely nervous about it because of the risk with termites and their belief that these homes are not "hurricane proof".  Bottom line is even CBS homes have wood in them, they are less resistant to termites because they have less wood in them.   One thing worth noting is that there is virtually no inspection by any building officials of the quality of the block or mortar used in the construction of Concrete Block Walls (CBS).  Environmentalists point out that it takes 6-8 times the energy...

   Thursday afternoon on Marco Island and nothing to do?  Well why don't you tour a few open houses?   Yes you read that correctly on a Thursday!   Marco Island Realtors who can't get their properties on one of the spots for the Friday Realtor Tour - PITCH PLUS, can open their homes between 1-4pm and the Board of Realtors will place an advertisement in the paper with all the houses open.  This started out as a way to get more Realtors to view properties has become a local tradition.   I just passed a dozen or so open houses on the way back to my office -- not advertised.   This works in our community because we have so many people here on vacation.  So if you are on Marco Island and it is not a perfect sunny day and it is Thursday -- come check out some of our Open Houses!   Colleen Kul...
