Marco Island Sales Are on FireOverall, Marco Island Sales for single-family homes were on fire during April.  Ultimately, home sales increased from 34 properties in April 2016 to 44 properties in 2017.  Additionally, condo sales during April increased from 51 to 57 when compared to April of last year.  This represents a 12 percent increase.At the same time, single-family home inventory fell 8 percent down to 358 homes.  On the other hand, inventory for condos increased by 16 percent up to 410 units during the month.Finally, a total of $80 million in real estate transactions sold during April of this year.  In contrast, last year, there was only $14 million in sales during April. Marco Island Sales Dip in August according to the latest market statistics.  Sales of single-family homes on Marco dropped 38 percent versus the same month last year. Sales of condos also showed a decline dropping from 38 to 32 or 16 percent from August 2014.  Inventory also showed declines in both single-family homes as well as condos.  Single-family units declined by 11 percent in August compared with August of last year. And condo inventory last month decreased to 225, or 11 percent, over the same month last year. It is almost the end of summer and it is time to recap July sales on Marco Island.  Real estate sales on Marco totaled $52 million in July compared to $44 million during the same month last year. There were 23 Single-family home sales for July down from 29 which is a 21 percent decrease versus the same time last year. Condo sales on Marco increased 15 percent going up from 40 units to 46 units.  Inventory saw decreases in both single-family homes and condos.  Single-family inventory dropped 1 percent, down to 264 and condo inventory stood at 243 in July, down 24 percent from the prior year.For those interested in golf communities in the Marco Island area, there is only one 18 hole course which is the Island Country Club.  Just across the bridge towards Naples there are couple of additio...

The Marco Island YTD Market Report shows Single-family home sales during the first half of the year fell 6 percent to 248 from 265 compared to the same period last year. Inventory also continues to decline for single-family homes.  The current inventory of single-family homes on Marco is 244 which is a 17 percent decrease from the first half of 2014.  The average sale price for single-family homes increased 24 percent to $948,000 in the first half of the year up from $762,000 during the same period a year ago.

        "Housing Market Healthiest in Years!" as stated in the recent Health of the Housing Report prepared by Nationwide.  According to the report, the U.S. ended the fourth quarter of 2014 with the highest score for the health of the real estate market in over 15 years.  This is evident locally as Buyers have been able to sell their vacation homes elsewhere or downsize from their primary residences to find a home in paradise.   A recent article in the Naples Daily News titled "Vacation Homes are Booming Everywhere"  further emphasizes this point.  According to Lawrence Yun, Chief Economist for the National Association of Realtors, vacation homes sales showed "astonishing growth, nearly doubling the combined total of the previous two years."   Mr. Yun attributed the growth of the vacat...
