Six qualities of a GOOD Buyers Agent 1.  Knows the Real Estate Market:  A Good Buyers Agent can discuss intelligently the market values in target area and surrounding cities and counties. A Good Buyers Agent  knows where the buyer client needs will be best served and who is building what and where.  2.  Competent and educated:  A Good Buyers Agent takes the time for advanced classes to learn about all the facets related to the real estate industry; contract law, buyers rights, foreign  investors,  financing, appraisals, taxes, 1031 Exchanges, insurance, short sales, foreclosures and more. 3.  Does not worry about being popular:  A Good Buyers Agent is not concerned about what the seller will think, or if the listing agent will like them.  They only care about serving the buyers best int...

My Florida Regional MLS New Office At the end of February this year, My Florida Regional MLS moved to it new office at 555 Winderley PL, Maitland, FL 32751.     The CEO of My Florida Regional MLS is Merri Jo Cowen.  There are about 50 helpful and friendly staff members who work in the office. I am not savvy, so when I have an issue with the MLS (Multiple Listing System) I will call them for help. Yesterday my husband and I decided to hit the road and stop by to visit the new office.  It is a very bright and nice office, with a view of trees, fountain and a lake.   We met those who are in the office. The office is open 7 days a week.  Week day hours are from 7:30am to 8:00pm, and weekend hours from 8:00am to 6:00pm Senior Technical Support Representative - Sue Queen helps me a lot when I...

Can a bank withold a Florida home buyers keys after closing? Not in my book...UNLESS the buyer agreed to allow the bank to withhold keys IN THE CONTRACT!  Yet, most Central Florida Real Estate Agents still think that the bank is the  "almighty powerful" forever and ever... even after the closing and funding. Who cares what the bank or the listing agent WANTS OR THINKS after the buyer closes and funds?  I don't, because it is now the buyers property.  Typically keys are given to buyer at closing table. Analyze this Home Buying Scenario: Buyer buys a foreclosure and the deal is closed but the listing agent is still holding the keys and telling the buyer that they cannot move in until some clerk at the bank says it is OK to move in.  (This happens all the time in Central Florida) Meanwhile...

Butt out Maitland Florida Realtor and give me the @#$%&*  house keys!! TRUE MAITLAND REAL ESTATE STORY : Maitland Listing Agent,  Maitland Buyers Agent, Maitland Cash Buyer, and a Maitland "fixer" Bank Owned property.  Buyer closes with his title company on a Thursday and pays CASH (money already wired in). The keys are still in the lockbox hanging on the Maitland house. Immediately upon closing, the Maitland listing agent sends me an e-mail saying "Do not give out the keys until the bank authorizes me to release the keys to you".  I did not respond...no need to because the buyer planned to secure HIS property and change the locks on HIS OWN house.  (Don't forget the Maitland real estate story...the buyer just paid cash for the house and the closing is over). The following Tuesday (yes...

Orangewood Christian (Maitland, FL)'s Diane Langmo gets 500th win (HS volleyball) Orangewood's Diane Langmo notched her 500th victory with a win over Trinity Prep in a district semifinal Tuesday. I've known Coach Langmo for 5 years now, as my step-daughter's played for her on both Orangewood teams and YMCA summer league teams. What have I seen from Diane Langmo? A class act. Orangewood Christian (Maitland, FL)'s Diane Langmo gets 500th win (HS volleyball) Coach Diane Langmo is an encourager, an instructor and her teams' biggest supporter and defender. It was great to see her get her 500th match win over Trinity last night. Localism Challenge, Day #19:  2011 Orangewood Community Family Fun Day It's hard to believe it's time for Orangewood's Community Family Fun Day again... Last school year flew by, as did the one before and the one before- summer's done and school's rockin' and rollin' Orangewood's Community Family Fun Day is great in a number of ways: - It's fun - It raises money for the school, which means less money in direct payments from parents.  When a quality Christian education is costing you an easy $10,000/year these days, every little bit helps. - It provides service opportunities for students that gain valuable life lessons from working hard- as well as giving back to their school and the community - It's open to the public.  This provides both Orangewood students and parents alike with an op...

Box Tops For Education It's that time of year again.  Some schools in our area started this week, most will have started by the middle of next week. Whether your child attends a public school or a private one, one thing they share is the chance to benefit from the continuing Box Tops For Education program. Participating in this program is great for a number of reasons: 1) Schools receive financial benefits.  Though seemingly small, they do add up.  For smaller schools or those in less fortunate communities, the benefits may very well mean more than you realize. 2) It's easy and doesn't take much time. 3) It doesn't require you to run out and purchase stuff you wouldn't usually buy- it only means saving a little piece of the box that you'd otherwise toss. 4) It can be fun.  You can enc...

Look at every part of your life and business as little pieces of a jigsaw puzzle. Most people have those big puzzle pieces that fit together so easily a 3 year-old can manage it on the kitchen floor. Realtors... hahaha! We have a whole 'nother kinda puzzle don't we? Ours is more like those 1,000-piece jobs that are so tiny we can barely see what's pictured on them and it takes weeks (or even months with our schedules) to get it finished. With our lives, we have no problem identifying the pieces... we even know very well which pieces are corners and which form the edges. All those middle ones though... we tend to lose sight of them and sometimes... some of them even fall behind the table and get stuck where we can't see them. As crazy chaotic Realtors, it seems one of the hardest things ...

Maitland Arts Festival Maitland Florida Friday evening as I am driving down Maitland Avenue, which is my usual route to Winter Park, I am suddenly blocked by a series of barricades at 8pm. The 35th annual Maitland Arts Festival is taking place. This year the festival is open for nightime hours. This gave us a friendly reminder that some of the more attractive paintings, crafts and others may be gone before we are set to attend on Sunday. Sunday arrived and the weather was beautiful. If you live in Central Florida or ever plan on visiting. October is one of the most magnificient times to be in town. The weather was a sunny, cool, pleasant 84 degrees. The Maitland Arts Festival was in full swing. There were over 150 exhibitors showing their artistic creations. Advertiser were in full forc...

Okay so for those of you with teams... buyer's agents, listing agents, admins, transaction coordinators, short-sale negotiators, and more... this is the blog post you've been waiting for. I have GREAT NEWS for you... keep reading and no this isn't a sales pitch... what I'm about to teach you is totally free. I found the coolest thing EVER today and I can't wait to tell you all about it! Team Leaders always struggle with holding their team agents accountable. You hand them leads but what happens after that?? How many are taking those leads and running with them the way they should? Are they really following up with them? Another issue with teams is keeping up with all the details of the many transactions, ensuring all the details are being attended to and nothing gets lost or missed alon...

Life in the real estate industry, for better or worse, equals a life filled with chaos. Now for most of us, that's what attracted us to the business in the first place and why we thrive in the midst of it. However, it CAN take a toll if you aren't staying balanced with your life. Think about how moving through your day at such a frantic pace, running from one meeting to the next, can even prevent you from eating properly. You'll skip breakfast as you run out the door, grab something at a drive through then starve through lunch because you never get another opportuity to eat and then by the time you hit dinner, you gorge on whatever you can get in front of you and may end up with a nasty case of heartburn. Sooo... for those of you dealing with this on a regular basis... here's a few food...

When is it time to switch brokerages? If you've been with your company for a long time or have been unhappy with the ways things are going, you may be wondering what else is out there. What things should you look for in a new company and why should you really make a switch? These are questions I get from agents. The truth is... not every agent found the right office to join to begin with. They didn't ask the right questions, take their own needs into consideration, or sufficiently shop around to see what's out there. So let's assume you have your license with a brokerage and you are "curious" for whatever reason. Here's what you need to look for: What kind of support will you get? I'm not talking admin and marketing here... I'm talking coaching and training. One thing the top producers ...
