The following are the market sales statistics for Longwood, Seminole County, Florida for December 2008.  Longwood is made up of the zip codes of 32779 & 32750.  For purposes of this analysis we are only splitting the data according to single-family homes vs, condominiums, townhomes and villas. A couple of definitions are in order. The median sales price means that 50% of the homes sold for more and 50% of the homes sold for less during a certain period of time - in other words, it's the midpoint of sale prices. So basically what this means, is that the median sales price is showing market activity in that it's specifically indicating which price range is more active. The average sales price, as opposed to the median sales price, is the total volume of sold properties divided by the num...

So you wanna deal on Longwood Real Estate. I completely understand... I do to, in fact with the gloom they are painting for retail this Christmas [and Yes, iI am one of the ones still willing to CALL it Christmas] I have thought about scooping up a deal on one of those super-duper flat-screens... but I digress. Back to your needs... not mine. =0) When it comes to housing info, there are always 2 questions to think about: How does this impact Longwood real estate buyers? How does this impact Longwood real estate sellers? Since these are commonly on opposite sides of the see-saw, housing data is rarely negative or positive on a universal level -- one group of us is going to see a benefit. Today, it's home sellers. [Sorry buyers, the longer you sit on the sidelines, the greater the chances...

What is going to happen with the $700 billion dollar bail-out? No one knows because like the 643 bill, that was passed with a lot of unanswered and misleading clauses and questionable results. Whom is it for, Who will it help, Is there enough Money to go around???  It has left us Investors and Realtors  who are still in the game confused.  I am talking about the pre-foreclosure game. Consulting with people about their properties and negotiating with banks to make a profit after getting a huge discount or just a discount low enough to help all that is involved. I have been working in the pre-foreclosure industry for over 9 years now. This new bail out will just help us savvy Realtors and  Investors to make even more money. Help the values of homes start making its turn from a  downward s...

HUNTERS TRANSFORMATION AS A REAL ESTATE ENTREPRENEUR In the early 1980’s I read three books by Robert Allen. (Creating Wealth, Nothing Down and The Challenge) After reading those the seed had been planted for my future career. I was working in the family business from the time I graduated high school in 1978. For 20 years I stumbled along selling auto parts to other mom & pop automotive shops and I thought it was great. I bought my first house in the early 1980’s from a motivated seller. I got the antique furniture and lots of other stuff left on the property. I negotiated a lower down payment as well as a lower monthly payment. I thought my greatest accomplishment from this deal is that I owned my home and that I would never have to pay rent again. Little did I know that this house wa...

Apparently, someone forgot to tell Dwight Howard of the Orlando Magic that the economy is shaky, and that Orlando real estate is a questionable investment. He just paid a record $8 million for a new home in Longwood. You can read all about it in the Orlando Sentinel. There is even a short video showing off the home. By the way the Magic lost their first game last night. If only real estate agents made that kind of money without closing the deal. On to banking. The Treasury has pumped billions into the banking industry, and the Fed has dropped the Fed funds rate by a point in the last three weeks to 1%. In a nutshell, money is cheap and there is plenty of it, so banks should start lending. Wake up guys, if you don't lend you can't make any money. The White House actually had to tell bank...

ARMs have been strained, ARMs have been twisted. Since Lehman failed you may find that... your ARM as around your own neck?. Ugh... for current home owners with soon-to-adjust adjustable rate mortgages [ARM], the recent financial market upheaval worldwide may lead to a personal catch-22. This is mainly because most conforming ARMs made after 2003 are based on an index called "LIBOR" [London Interbank Offered Rate... this is the rate that banks charge one another] and LIBOR is up an uncharacteristic 2 percent since September. Ooof. Historically, LIBOR has tracked the U.S. treasury market, plus about 1/2-percent. This suggests that banks are only slightly less likely to default versus the U.S. government. That communicated that banks, at the time were only fractionally less likely to defa...
