The Rural Housing USDA home loan is one of the only mortgage programs that still permits 100% financing with $0 down payment.  However, the USDA Rural program (like all loan programs) require closing costs and pre paid escrows costs for taxes, insurance, etc.  First Time Homebuyers using the USDA home loan have many different options that allow them to have their closing costs paid or rolled into their new loan. BE CAREFUL WHERE YOU PLACE YOUR CLIENTS ESCROW FUNDS!  I usually place my buyers escrow deposit with a title company that I have worked with for years and if the sellers are paying the title insurance and select a different title company to close with, I have the funds transferred a few days prior to closing. I have a home under contract and it was going to be a quick closing with a cash buyer so we went ahead and deposited his escrow funds with the company closing it.  Closing was scheduled for April 30th and I started having trouble reaching the title company.  No response to emails and no return phone calls - here it is May 6th and we still haven't seen title work or settlement statement etc...I found out last night they were shut down yesterday!
