  Which Government Backed Home Loan Is Best Suited For Purchasing My New Home? If you want a loan with a No Money Down Option then you must be a veteran or you must purchase a home in a HUD Approved Area for Rural Housing. The VA and USDA Loan are the only type loans that offer the No Down Payment Option for buying a home. Largo's John H. Bonner Park is located directly on the intercoastal waterway that separates Largo and Belleair from the Gulf Beaches. It is a lovely park with playgrounds, a boardwalk that leads out to a fantastic fishing pier and even has trails through the woods. Imperial Point Clubhouse and pool complex is a wonderful destination for a relaxing afternoon in Largo Florida and here is a great view of the complex taken from across the intercoastal waterway. We were having lunch at The Pub, a waterfront restaurant on Indian Shores and from our table we had a great view of the pool and clubhouse complex over at Imperial Point! We were discussing changes and renovatons that were taking place at the home in Imperial Point which will soon be listed in the MLS! Good food, great friends (they are WAY MORE than clients by now) and fantastic weather. Who could possibly ask for more?

Today I took about a half hour break and walked through a small section of Heritage Village Park in Largo Florida. It was my FIRST time there and I have lived in Pinellas County for almost 20 years! This visit was LONG overdue! I was driving down Wallsingham and had an extra half hour to kill before my next appointment when I noticed I was (once again) passing Heritage Village Park. I made a quick turn and parked the car just outside the property. As I entered the grounds, the above photo is what I saw first.   This place reminds me of OLD Florida, the Florida I grew up in! My family moved down here in 1954 and settled in south Tampa, a few blocks from Tampa Bay. Olive Garden is one of my personal favorites! Their soup and salad can't be beat and it is a great place for a working lunch! Who can work on an empty stomach? And we have been busy with all of the running around we have been doing getting all of the renovations and updates complete! This was the first time there for Frank and Klaus-Dieter and they enjoyed the diverse soups we were offered! Then we were off again, running to Lowe's, Home Depot and taking things back to the house again!

Here is another of those renovation updates on the house my German clients have down in Imperial Point. The masons completed their work for the master suite renovations and now the guys have to come to install the egress window. The two men we have working on site took out the sliders yesterday to clean the tracks and we all enjoyed the open air view of what possibilities there are if the lanai was to be closed in with windows and the sliders permanently removed. By March this house should be ready to be put onto the market! Anybody looking for a 4 bedroom 3 bath home in Imperial Point???? Guess it is a bit premature to start advertising this.....................

Harbor Renovations of Safety Harbor Florida started the major renovation work today on my client's renovation project down in Largo. It was a sunny day with blue skies but a chill in the air. Probably perfect weather for the type of work the guys had to do today.   My clients just flew back into the country yesterday, so they were also on-site today to see what is going on with their investment property. Naturally, I was on hand with my camera to have a photo history of the work involved in this project! You have to admit, it is perfect weather for this kind of intensive labor work! I can't imagine how they do this type of work during the summer months!

This morning I was down at Imperial Point and, as always, my camera was with me. While the rest of the nation is experiencing winter, we in Florida are enjoying another day of beautiful weather with blue skies and plenty of sunshine. Imperial Point is located directly on the intercoastal waterway! It is a combination of single family homes and condos that have a clubhouse and pool complex directly on the water which leads out to the Gulf of Mexico!   The complex includes a picnic area by the pool, a fishing dock and an area to launch your boat! Who could ask for more? This is what I call Florida living at it's best!

This beautiful bougainvillea certainly brightens the entrance to this home in Largo's Imperial Point! I have been attempting to gather ideas for plantings to make our renovation home more inviting and I certainly think that adding a couple of bougainvillea plants will achieve just that. Nothing gets that idea across better than a photo, so I always have mine with me for just such instances!

Well, just in time for Christmas the interior is painted! I was down at the home my clients are having renovated twice today. The second time I took Ronnie with me, as two sets of eyes are always better than one. We went through with little Stick'em tabs which I put everywhere that needs to be touched up. It is always amazing what a coat of paint can do. In this case, after the wallpaper came off the walls were texturized and then the paint was applied. I am so pleased with the progress! My clients will be flying back into the country in a couple of weeks since they want to be here when the structural engineer starts to tear down the wall in the master suite. That was the one room that wasn't painted now - it will be done once the structural engineer is finished. Stay tuned for further ...

Renovation Update - we are now at the phase where the painters have texturized the ceilings throughout the house and will be doing an Orangepeel texturizing to the walls next. Things are moving right along as planned and the interior should be complete before Christmas. There is ONE exception to this and that is the master suite. That area will be texturized and painted AFTER the structural engineer has his crew have completed their work which  starts the first week of January. There will be MAJOR changes there, which include taking one wall almost totally out and replacing it with an 8 ft slider. Just seeing all of those mirrored walls out and the ceiling texturized is already a great improvement! I can't wait to post the final photos once everything is painted and looks brand new!!

Yes, the renovations continue. Now that the interior is ready for the painter to come (with the exception of the master suite, which won't be painted until the structural engineer is finished) it is time to work on the exterior of the home. Unfortunately, this beautiful gardenia bush has to come out. We are going to attempt to save it and move it to another location but I don't think it is going to make the transition. It is too large already and is more like a tree than a bush. But it has to be moved because this wall is going to disappear and an 8 foot sliding glass door is going to be installed here once the repair work is complete. The windows are also going to disappear. Once this wall is repaired and altered and the new roof is added this place is going to look like a million doll...

Driving along Hamlin Blvd in Largo I had to take a detour on a couple of streets so that I could photograph some of the lovely homes that I was seeing! As a realtor, my eyes always go over the neighborhoods that I pass and as you head south on Hamlin from Wallsingham there are indeed some lovely properties! This was the home that caused me to turn into this neighborhood. It caught my eye immediately! I was not disappointed, as I got closer! Imagine growing up in this home as a child and perhaps even finding a hidden winding staircase behind a bookcase.
