I was looking at an REO with a client this evening. An REO is a bank owned property.It is the result of a foreclosure that the bank bought back at the sheriff's auction. Here in Kissimmee, Florida the amount of REO's are climbing.So the buyer I was working with asked, which is better to buy? Well I told him: Buying a foreclosure is done at the sheriff's auction. You need to be able to settle by 3:00pm the same day. Not many people have the funds to do so. Pre-foreclosure is the sale of the property for the sellers to avert foreclosure by selling their home before final judgement is rendered by the courts. This is usually a short sale. Who do we, as Realtors have the right to walk through someones home. The reason for our visit is to aid in the sale of a property. Therefore ethically, any time we tour a property, it is only for the sale of it. So we can only be taking a buyer through the property that is qualified to buy that property.Where am I going with this? You must qualify buyers with a lender before you actually take them to see houses for sale. It's not just to save you from wasting your time, or your buyers time. This weekend, my husband and I took a short trip from Port Orange (the Daytona Beach area) to the far side of Orlando to celebrate our anniversary. It was actually to Kissimmee which is where you can find many popular tourist attractions, including Walt Disney World, Pleasure Island and many others. Well, after spending my entire life in the Daytona Beach area, it goes without saying that I've been to EVERY them park in the Orlando area. We LOVE roller coasters! But this time, we went to the one attraction I've never seen. I've been begging to go for at least 5 years! So Friday night we went to see Cirque du Soleil's La Nouba.
