I was looking at an REO with a client this evening. An REO is a bank owned property. It is the result of a foreclosure that the bank bought back at the sheriff's auction. Here in Kissimmee, Florida the amount of REO's are climbing. So the buyer I was working with asked, which is better to buy? Well I told him: Buying a foreclosure is done at the sheriff's auction. You need to be able to settle by 3:00pm the same day. Not many people have the funds to do so. Pre-foreclosure is the sale of the property for the sellers to avert foreclosure by selling their home before final judgement is rendered by the courts. This is usually a short sale. Lenders will take 16%-20% on the amount owed on the note to end the foreclosure process. But, it's time consuming.Buying a bank owned property in the down...

Here in Kissimmee, Florida we know spring is here when the Houston Astros and The Atlanta Braves come to town. That is our Grapefruit league spring training teams. It's great entertainment for the whole family and very reasonably priced.Whether your in the cheap seats or in box seats, because of the size of the stadiums you are close to the action.Season tickets are reasonable too. Or just catch an afternoon game and relax in the sun. If your relaxing, remember how close you are, there are foul balls that come right into the stands, so you have to have your gaurd up. Or bring a glove.Watching the young players try and make the team for the final roster is fun. There are games most days in Central Florida. Within an hour you can see half the Major League teams before they move North for t...

I was born in Orlando, Florida. I have chosen to stay in Central Florida to raise my Family here in Kissimmee, Florida. It snowed in Daytona Beach this morning! Did you get that, it snowed in Daytona Beach today!I got up to let the dogs out this morning, OH MY GOSH! I was cold, so I went to the computer (thermometer) it was 19 degrees with the wind chill! 31 degrees without. Glad that I picked the oranges and lemons because the weather man was right this year. Note to nation, the orange crop of Florida is in tact. The strawberries too.I can't remember snow as far south as Daytona? Sure Jacksonville, but never Daytona. So, if the earth is heating up, why am I colder that I can ever remember?         The Resident Mark

Who do we, as Realtors have the right to walk through someones home. The reason for our visit is to aid in the sale of a property. Therefore ethically, any time we tour a property, it is only for the sale of it. So we can only be taking a buyer through the property that is qualified to buy that property.Where am I going with this? You must qualify buyers with a lender before you actually take them to see houses for sale. It's not just to save you from wasting your time, or your buyers time. It's your ethical obligation to the seller! If your home was for sale, would you want everybody and anybody just trudging threw your personal residence? I don't think so. It's not just the responsibility of the Listing Agent. It's all of our responsibility as professional Realtors. Buyers Agents, aft...

This weekend, my husband and I took a short trip from Port Orange (the Daytona Beach area) to the far side of Orlando to celebrate our anniversary. It was actually to Kissimmee which is where you can find many popular tourist attractions, including Walt Disney World, Pleasure Island and many others. Well, after spending my entire life in the Daytona Beach area, it goes without saying that I've been to EVERY them park in the Orlando area. We LOVE roller coasters! But this time, we went to the one attraction I've never seen. I've been begging to go for at least 5 years! So Friday night we went to see Cirque du Soleil's La Nouba. And to top it off, we stayed at the 63 acres Gaylord Palms Resort, which is beyond words (and 5 minutes from Disney World)! Out of sheer excitement, I typed out a...

So, this is it. I think we might be experiencing the bottom of the pit. I believe that the market is at it's lowest right now. For those wanting to invest in Real Estate, now is your time. With properties at there all time low and interest rates at an all time low, it's a win, win situation. A couple of years ago the market was at an all time high and flipping properties was the way to go. However, now is the time to buy and hold. Wait for the market to adjust and shift itself (as it always does), then sell. You know they say, "Don't wait to buy real estate, buy real estate and wait!" =)

Yesterday, I witnessed the coming together of two strangers with a common thread of purpose. Each seeking a new beginning. For the seller, there was a profound sense of sadness matched in a parallel universe buy the buyers optimistic hope of a new beginning.  A home can mean so many things to so many people. The seller trapped by memories of what was, and the idealistic vision for the buyer of what can be. The pieces of the puzzle must all fit into place perfectly. It is said that whenever one door closes another door is opened. This coming together was unlike any other I have witnessed before. It was the perfect storm of circumstances. This was amazing to watch as it unfolded.  She had put her best offer forward and sat breathlessly in hope it would be good enough. He reviewed the off...

The housing bubble may have burst, but with every ending comes a new beginning. Just this morning, I got the most wonderful email from a buyer I have been working with. "I love this house, it is my dream house, my kids love it. I want it!" No sweeter words to a Realtors ears. We knew we would find it. It was just a matter of when.  The buyer had done everything right. She was pre-approved, had a lender in place, had her docs in review, had a good job and a stellar credit rating...yes, the stuff dreams are made of.We wrote an offer yesterday on a different house. A pre-foreclosure, but just minutes after calling the other agent to present it, he notified us that the bank wanted at least a month to make a decision on a full price offer, and it would take as much as another month to close...
