My client just called to get my opinion about a mortgage. I told him I'm your REALTOR not a mortgage lender.  He said thats OK he values my opinion.  His question was that the mortgage broker was pushing a  mortgage that is a 90 day adjustable based on foreign currencies.  I said that I have zero knowledge about this but I can comment on what type of mortgages I get for myself and investment properties.  I look for a 5 - 10 year mortgage fixed with no pre-payment penalities.  If the rate goes down a point or more then I may refinance.  If it goes against me I am fine with the fixed rate.  Do you really have time to shop for mortgages every 90 days?  I must have made some sense, he agreed with me.  I did tell him if you don't understand it don't do it.  www.Orlando-Homes-4-Sale.com

Except this.  In between my client showings I contact several realtors I know.  I like to stay in tune with the economy and our business in the Orlando, Central Florida area.  Everyone is busy, even my friend that does not sell that many homes. Orlando relocation is good and the 2nd home and holiday, vacation home business is well too. Everyone else around the U.S. will have to tell me how their city and business is. The economy seems to be stable and everyone that can afford to buy are. Interest rates are good.  I spent the afternoon with my client that wished to purchase a second property in the Disney World area.  He purchased a vacation home a year ago so he did't know today what he wanted. We started out the adventure in a New gated townhome community where a 4 bedroom unit was $224,900, he loved it. The next stop was a new gated condo community on the 4th floor priced $199,900, he liked it. The third stop was a single home community prices ranged from 219,900 to $299,900 pool incluede.  Loved it but a little large.  I saved the best for last, a new gated townhome community, 4 miles from Disney World, 2,300 sq.ft. 2 car garage with custom features. Prices ranged from $267,900 - $325,900. This is the unit he is purchasing.

Turnberry Reserve is located in north east section of the Kissimmee real estate market.  There has been 3 single family houses sold in the 1st quarter of 2008.  They ranged in price from $185,400 to $224,000 with an average of $202,466 and the sizes of these houses ranged from 1,673 to 2,909 square feet with 1 of them having a pool.  They took an average of 90 days to sell.There are presently 8 houses that are pending closing with an asking price range from $149,900 to $219,900 with $205,325 being the average.  These houses range in size from 1,654 to 3,023 square feet.  The average time on the market is currently 42 days.  Remember these properties have not closed yet so the average time to close will rise.There are a total of 19 houses on the market ranging in size from 1,654 to 3,897...

The sub division of Remington, located on the north-eastern side of Kissimmee near the heart of the Orlando real estate market, has had 9 houses closed in the 1st quarter of 2008.  The price range for the 9 houses sold was between $159,900 and $351,000 with the average price being $240,589 and 3 of them had pools.  They ranged in size from 1,424 to 2,743 square feet.  The average time it took to sell these houses was 123 days.There are presently 18 houses that are pending closing with asking prices of $139,000 and $388,800.  They range in size from 1,506 to 4,147 square feet with 6 of them having pools.  The average time for these houses on the market is 160 days.  Remember that these houses have not yet closed so the average time to close will be higher.There are a total of 143 houses ...

Sometime ago, the local government tried to take over this piece of property for the purpose of road expansion.  The owner was determined to sit is ground and felt he had a right to his property.  Stating he went out and serve his country and deserve to retire on his land in peace.  He received many support from those around him and the local government decided to back off - so it appears.Recently a new stop light was put in place.  Where you might wonder?  Right smack in the middle of the owner's garage and driveway.  The local government might argue that they have a right to put it there but seriously, was that the only place that they could put this stop light?As I take my son to school in the morning and look across to this property, I can't help but wonder who wins? Closing Day of a Real Estate Transaction, is it a good day for surprises? How can surprises be eliminated. Simply with communication. Communication with the lender, the title company, the Realtors, and the buyer and seller. I have a closing in 11 hours. The surprises were yesterday, not today. I was on the phone all day. First with the lender and title company to get the settlement amount that the buyers needed to have in a bank check at closing. It turns out that the buyer's funds were in an out of state bank, no they can't write a check. The funds needed to be wired to their local bank account. I was recently asked to market a home that had been neglected for years. I did the owner a great service by neglecting to list the home before it was ready. The interior was filthy and needed cleaning. The home owners past tenants were not good house keepers. We waited 3 weeks for the work to be completed. I feel that this is the best policy when it comes to marketing a home. The home deserves to shown looking its best. Most everything was done with sweat equity and a few gallons of paint. Time will tell, but I believe that this old house has a chance. Cut the grass, paint the exterior trim if needed, give the interior a good cleaning, and paint the walls with neutral colors.
