Making offers on Multiple properties. Do your Buyers do it? Mine do. And here’s why.In the Central Florida market right now REOs (bank owned properties) make up a HUGE percentage of the saleable inventory of homes. Most sell very quickly, for higher than listing price and with multiple offers.  This can be very frustrating for Buyers and their agents. It seems like every time you make an offer on a REO property it is either pending or a bidding war is going on. So what do you do?What I do is have my Buyers make offers on numerous properties at the same time. We don’t even look at them. Hi folks. Here are some excerpts from my day. Nothing special really. Just a normal day with trying to sell REOs in my market. ALL of these properties were active in the MLS and had been placed on the market in the last 48 hours.My Buyers made cash offers ALL well above asking price. Some as high as 20% above list price. Frustrating for the Buyers to say the least. Not to count the hours of my time spent writing and submitting offers. Oh well. The day is over and I am now relaxing by the pool with a good book. What a difference 3 years makes. Right now the average price in Poinciana Florida is $73,000. You can still do 100% financing but only with VA, USDA(rural housing) or FHA with a gift from a family member or employer. 3 years ago I wrote this: (I highlighted the statements that truly show how far we have fallen) No money? No problem.  Negotiated a deal on one of my listings yesterday. The Buyer is purchasing using 100% financing with Seller paying closing costs. My market is affordable housing with the majority of homes priced from $190s to $250s and it seems like most of the Buyers lately have been purchasing with no money down. Now don't get me wrong I am in favor of home ownership for everyone but I fear a lot of the Buyers are going to have financial difficulties in the near future. ...

    Property flipping in this market? You betta believe it! Legacy Dunes condos in Kissimmee are not only being marketed on Ebay but are actually selling and the investors are making a quick profit and not a bad one if I may say so myself. Are they being marketed honestly though?  It would appear from this ad that the value of the property is being misrepresented. . . This is just one of many examples of Legacy Dunes condo properties being flipped on ebay for a fast and hefty profit: Here is the original listing from the MLS showing a closing date of May 1, 2009 for $27,000 (bank owned of course) Here we are less than a month and a half later and we see this exact condo listed on E-bay for $59,000 with bids on it!!!!!! All I can say is WOW!!! Poinciana is down to 648 active listings.  Considering there were almost 1100 in January this is incredible. That’s a decline in inventory of 59%. Yowsers!!! Inventory is flying off the shelves.Here’s another goodie. There were 132 closings in May. To put that in perspective, last year from January through May, there were 162 sales TOTAL for the 5 month period. This year for the same 5 month period there have been 559 sales. That’s an increase of 345%AND…..values are UP!!! Not much. But they are up. 2.5% from April to May of this year.Now folks, I personally feel this change, while very positive, is temporary. Buying an Investment property in Florida right now can be lucrative but it's not easy. Everyone loves a bargain.  Yard sales, have become the new great American past time in an economy that is putting a financial strain on most families during these tumultuous times.  The benefits are two fold. It benefits the sellers by allowing them to discount unwanted or unused items and clearing them out. My last post had some interesting comments about Limited Service Listings. Here's a portion of my favorite one: "I can't understand limited Service at all. It's stupid to say the least! Wreckless at the worst. Just plain neglegent at best. Limited service implies low ball commission. Either list for full service or let em go!" Good help is hard to find- How many times have you contacted a vendor only to discover "The number you have called has been disconnected"?  The economy is only partially to blame.  Florida is a transient state.   Hi folks. I wrote a post over two years ago titled “Let the Games Begin”. In this post I was pointing out that Poinciana was beginning to be a declining market and that Appraisers were making downward adjustments for this. It created quite the stir. For whatever reason there were many who commented that felt this was not happening and would never happen. Well…..it was and it is.I reviewed an appraisal today where the appraiser made a downward adjustment of $150 PER DAY on the recent sales. Just to give you an idea of how this works. One of the sold comparables that was used closed in November. The adjustment was -$20,000!! The same house had a pool and it was adjusted -$8,000.So what do you think about that? $8,000 for not having a pool and a whooping $20,000 for being a 5 month old ...
