Juno Beach Inventory Level Down 18% from Year Ago Levels April passed quickly by and brought with it increased activity from the investor market and their surging demand for lower priced opportunities. Ever so slowly the change from a bear market to a bull market continues to show momentum in South Florida. Investors are making up about 1/3 of the current market and their appetite continues to grow with prices being driven much higher in many investment grade communities. Almost 100% of these transactions are cash deals and end up with multiple offers being presented within a day or two of the listing hitting the market. Inventory levels in this market segment remain challenged with a demand that does not appear to be able to be fully sated. Another third of the market is made up of fir...

Juno Beach Absorption Rate Improves Dramatically The real estate market here in South Florida continues to defy gravity. Sales throughout the north county area were super strong in March with solid double digit gains over February numbers. We will be looking forward to the final numbers from April a few weeks down the road but can tell you at this point they too look rather amazing. Each month at this time we delve into the absorption rate in each of our local communities to see what this metric might tell us about the future direction of the market.   While over the past week or two we are seeing some additional inventory hit the market it seems much of this is from seasonal owners deciding to test the waters since they are heading back home for the summer. Some of these homes are pric...

Median Prices Strong in Juno Beach Spring is in the air, our streets here in paradise are less crowded and a seat at The Food Shack on Friday night is easier to find. All is well and the real estate market continues to thrive in south Florida. Finding well priced properties, especially single family homes in good shape, remains a struggle and seeing multiple Realtors with their clients in tow within hours of a new listing hitting the market is a typical sight.   While inventory levels remain lower than those we have been spoiled by over the past few years we are seeing some renewed listing activity over the past week or so. While we are still about a week away from our detailed look at inventory levels I expect them to have remained relatively unchanged. With interest rates setting new...

Juno Beach Inventory Levels Decline 9% in MarchAnother month has passed and many of our northern visitors have packed their bags and headed north for the summer. The local real estate markets continue to show marked improvement with the number of contracts executed to purchase homes remaining strong. Investors continue to drive the bottom end of the market and their numbers seem to multiply on a daily basis. Anyone who works with investors will attest how aggressive their clients need to be to successfully land one of the foreclosures that continue to hit the market. Other segments remain red hot as well with well priced single family homes under the $400,000 threshold in good condition remaining a very hot commodity. In a normal market this would be a sign of higher prices ahead but th...

Absorption Rate in Juno Beach Jumps As we pass the midway point of tearing another sheet off the 2012 calendar we are heading straight into the spring buying season here in Southern Florida. The current metrics surrounding the continued improvement we have seen for well over a year are as interesting as ever; foreclosures remain lower than expected, interest rates have made a move to the upside and finding well priced properties is many segments remains a difficult task.   Monthly we take a look in this column at the absorption rates in 5 communities and the trend of that metric is a very important sign as to the current strength of sales when compared to current inventory. The lower the absorption rate the stronger the market favoring sellers and the higher it goes shows the market wea...

Juno Beach Condo Sales Slow in FebruaryAs we “sprung forward” last weekend the nice sunny skies lasting later in the day are a perfect reminder that spring home buying season is upon us once again. For the first time in over 6 years we are in a position where interest rates are at historic low rates, housing inventories are at multi-year lows and many economists are finally calling the bottom of the great real estate bubble.    There is no doubt that the foundation for potential price increases is stronger than we have seen for a very long time. Indexes that track sales of previously owned homes continue to rise on a national level and again strengthens the potential for prices to once again be on the rise. As we all know, real estate is very local in nature so let’s evaluate how sales ...

Home Inventory Levels Show Slight Improvement in Juno BeachAs we get started with another month it is time to take a fresh look at housing inventory levels throughout the area to see what is happening to the number of homes buyers have to select from. Nothing dramatic from month ago levels with some municipalities showing slight increases and some showing slight decreases; nothing more than 3% in either direction. Overall, still up form the lowest levels around October but in most cases still well below the large inventories we have been dealing with for quite a few years. Seller’s certainly have less competition but the steady stream of foreclosures that have been with us remain a force to be reckoned with. One really needs to explore the inventory levels associated with each property ...

Absorption Rate in Juno Beach 4th Best Showing in Past Year Month after month pending home sales are one metric we have watched closely to help us determine where sales may be heading in the upcoming months. With so many short sale transactions that sit as contingent for what seems an eternity and with some buyers having multiple contracts at the same time just hoping one of them comes through the validity of these numbers remains in question. We need to watch closely the homes that go under contract each month so we have decided to change from tracking pending home sales and start bring our readers the latest absorption rate in each community.   The absorption rate is perhaps the easiest way to understand the market conditions in any given area and we will now track this metric the mi...

Juno Beach Condo Sales Hit 8 Month HighI am the luckiest guy in the world. Not only do I have an incredible family and wonderful friends but I live in Paradise running around in shorts and flip flops working in the best industry in the world. And I get to do it during the craziest real estate market ever encountered and it is always interesting and challenging. I am honored to serve on the Agent Leadership Council of Keller Williams Realty (the BEST real estate firm in the world) and next week we head off to our family reunion where thousands of the best agents meet to learn more about the current status of our industry.   And the timing couldn’t be better as we are seeing metrics that I have never witnessed before. January sales figures in the northern Palm Beach County region point to...
