Thirty days ago I reported here how every one of my main market areas in north Palm Beach County reported increases in pending home sales for the second month in a row, most of which set new year long highs. These statistics showed a local real estate market that continues to recover quite nicely. Once again I was excited to get back to the data this month and see what has transpired since then but based on the activity I am seeing things continue to get better and better on the real estate front lines. Juno Beach condominium sales hit new annual high. After falling slightly in February Juno Beach condominium sales sales soared like an eagle during March jumping 100% to a new yearly high. During the month our local MLS system shows a total of 8 successful closings as of this mornings’ update. That compares with 4 sales in February and a continuation of a market improving even though prices are still being held down. While the number of sales soared last month they remained intrenched in the lower price ranges with 50% of all sales between $220,000 and $285,000. The local market is doing a great job of absorbing the foreclosures as they hit the market but those properties are keeping a lid on price increases at this time. Last month at this time we reported decreases in the inventory levels in most of the northern Palm Beach County market areas. As the real estate market continues to recover it is important that we start to see these declines continue. Sales remain strong and there is truly a shortage of quality homes in the below $400,000 price categories. Working with numerous clients trying to find a home is difficult and we are often faced with multiple offer situations. Local inventories are full of homes that have quality issues and many of these are hard to sell and therefore skew the numbers. After Juno Beach condominium sales jump over 100% last month February sales also show continued strength After three months in a row, where we saw only 2 condominium closings in each month, closings in January jumped over 100% to the highest level we had seen since September of 2010. During February we saw this strength continue and our local MLS system shows a total of 4 successful closings as of this mornings’ update. That compares with 5 sales in January and again the 2 highest monthly total we have seen in 5 months.  While sales last month were strong but they were in the middle range of pricing categories with no sales below $248,000 or above $575,000 We still have some large inventories in the luxury condo market and it would be nice to see an increase in activity in those catego...

Pending and contingent home sales data are very important metrics when determining how strong real estate sales will be in the months ahead. I like to carefully review this information for each of the communities where I am most active on at least a monthly basis as it gives me a heads up on what the future might bring for my clients.    When a bilateral contract is entered into there are typically contingencies, historically mainly for home inspections and financing, but in today’s world many times they are short sales waiting for third party, or bank approval. Once these contingencies are lifted the change should be properly recorded into the MLS system as “pending”. History  shows us that the large majority of pending listings will ultimately close, usually within the next two month...

After flat December sales Juno Beach condominium sales jump 100% during January. After all the great news we passed your way last month about housing inventories continuing to drop across the market areas I service I could hardly wait to run the numbers when I finally got to the computer a couple days ago. Last month at this time we reported that Juno Beach inventory levels had been on the rise but were still close to the yearly lows. So what has happened since then........   Well, I started off this month’s reports with the Tequesta market which had inventory levels remain steady and I thought I would let them bask in that glory overnight as the news is different in Juno Beach.
