Condominium sales fall to 7 month low in Juno Beach After what has been an unbelievable spring and summer buying season I was chomping at the bit to pull the final numbers for home sales throughout the region for July. With all the negative news on the economic road map perhaps the best bit of news was the Fed’s announcement of yesterday that they will keep rates artificially low for at least 2 more years. Great news indeed for homebuyers but let’s see if they alone can keep rates down this low.    We started off this months update with single family home sales in Hobe Sound and I would be lying if I said I was not disappointed with the results. Watching the inventory levels continue their monumental drop has really been a thing of beauty. Month after month we report new annual lows in home inventory levels throughout the north county area. This month is no different as we again need to adjust the scale on our charts to handle the new lows. No doubt we need to see these levels maintain and while it is making it ever more difficult to find price driven buyers to homes that meet their expectations no doubt this is a critical metric for future price appreciation.Last month in Juno Beach inventory levels continue to go lower and this marks the 3rd straight decline and another new record low. Every month at this time we take a look at the level of pending real estate sales in the north county area as it is the most important metric when determining what future sales will be. Everyone had an amazing spring with stronger sales than we have had in years. Interest rates remain at historic lows, we have seen an interesting drop in foreclosures and inventory levels are at year long lows. Sales reported here for June were tremendous and things are looking up. Or are they?   Our May 15th reports throughout the north county area showed pending sales at 12 month highs but last month we saw a reversal and reductions in pending listings which again are a precursor to upcoming sales levels. June Condo Sales in Juno Beach Anything but Hot Last month we reported how sales had fallen during May as we transitioned from a very strong spring buying season into the summer months. This morning I started off the monthly updates with Hobe Sound and the numbers look excellent for June which was great news indeed. Then I moved on to condo sales in Juno Beach and got a totally different picture. During the month our local MLS system shows a total of 4 successful condominium closings in Juno Beach as of this mornings’ update. That compares with 10 sales in May, a big drop and the worst monthly performance we have seen since February. A couple weeks ago I took an advance look into inventory levels in Palm Beach County and at that time it looked like we might see a slight uptick when I completed my monthly report. But alas, here we are at the beginning of another month with another report of declining inventories throughout northern Palm Beach County. Finding the right home for our clients continues to become more and more difficult.This month in Juno Beach inventory levels continue to go lower and this marks the 2nd straight decline and another new record low. The net inventory of real estate currently for sale on our local Multiple Listing Service (MLS) in Juno Beach now stands at 110 down 12 units from the June 1st level. Juno Beach Condominium Sales Slow Slightly During May The strength of the spring home buying season in Palm Beach and Martin Counties has been nothing short of spectacular. Inventories as reported here are at year long lows and interest rates were down again for the 8th time in 9 weeks.   I wondered just how long can we keep this party going as I sat down to put together the final sales numbers for May. During the month our local MLS system shows a total of 9 successful condominium closings in Juno Beach as of this mornings’ update. That compares with 12 sales in April and a slight drop from what had been a new annual high. Thirty days ago I reported here how every one of my main market areas in north Palm Beach County with the lone exception of Palm Beach Gardens reported increases in pending home sales for the third month in a row, most of which set new year long highs. These statistics showed a local real estate market that continues to recover quite nicely. Once again I was excited to get back to the data this month and see what has transpired since then but based on the activity I am seeing things continue to get better and better on the real estate front lines. It really is very difficult to find good properties in many locations in certain price ranges. Juno Beach Condominium Sales Reach New Heights in April. After jumping 100% in March condominium sales in Juno Beach remained very solid during April jumping another 37.5% to a new high for the year. During the month our local MLS system shows a total of 11 successful closings as of this mornings’ update. That compares with 8 sales in March and a solid continuation of a market improving even though prices are still being held down by the foreclosure sales. While the number of sales were very strong last month they were also mostly in the lower price categories with a full 55% of all sales at $260,000 or lower. It is remarkable how happy everyone is around the office these days. Keller Williams Realty in Jupiter continues to thrive and grow and everyone seems busy, busy, busy.  Inventory levels, as reported here every month at this time, continue to drop which shows how well the local real estate market has been recovering. Sales remain strong and there is truly a shortage of quality homes in the below $400,000 price categories.
