Buying a home with the FHA 203k in Fort Pierce FL or anywhere else for that matter can be smooth or a nightmare. It is mostly attitude. The attitude of the borrower. Nightmares typically happen when they try to do it themselves. I'm referring to the buyer again. The buyer wants to cut the cost to lower the loan amount, then lower it some more, cutting out all of their dream to achieve this secondary goal. They totally have disconnected from their original goal of buying their dream home. It is important to keep your eye on the target. If your dream home is sitting there in front of you why then would you want to cut this and that out of the scope of work to keep the payment $30 or $50 per month lower? Everyone needs a break sometimes!  Living in Port St. Lucie, I'm lucky to be at most two hours from some of the biggest vacation spots on the planet.   Everyone loves Walt Disney World (stay tuned for a series of posts on this subject) and Miami.  Both are only two hours away!  Fort Lauderdale and Port Canaveral are only 1 1/2 hours away and West Palm Beach is just 45 minutes away. FHA 203k is just another renovation loan and it works allot like the the HomeStyle Renovation Mortgage by FannieMae. What is the major difference? Simply PMI - Private Mortgage Insurance. If you have good credit and are putting 20% or more down on the property there is NO PMI with the FannieMae renovation loan versus the FHA 203k having PMI for the term of the loan.  So before you tell your client to get into a home with as little money as possible... think about your liability. I know you told them the roof might leak but if it turns out to leak... mmm, you just might get sued anyway.  When your client decides to use a renovation loan I would encourage them, if they can afford it, to get the work done, all of the work so they don't become a slave to the house. What can I do when my appraisal came in too low? 1) You may be paying too much for the property - renegotiate the purchase price. 2) If it is less than 10% low you might consider switching to an FHA 203k loan, even a streamlined k, or "limited 203k" which it is about to be called will gain you up to a 10% advantage on the appraised value and you get to use the appraised value as if the work is completed. 3) Reach a new "middle ground" on the selling price Any of these are a possible solution to your problem.  What happens if the seller won't budge on their selling price?
