I stopped writing about MG on the Halifax after the new owners came. I was not sure I believed in their quick formulas, and seems like I was right, at least partially, but they adjusted and things have changed to the better… I was receiving a lot of calls about the project, and noticed that callers would turn to Marina Grande salespeople, and negotiating with them, as they expected better deals from the Seller. They used me to get my opinion. Some of them would call and say that they have an agent and are about to sign a contract, but want my opinion… Life is funny sometimes… most of the time. I have not written about MG on the Halifax, which is a castrated version of the original name “Marina Grande on the Halifax”. Actually I have not written about them since the new owners took over unsold inventory. It is more than 2 years since the new owners came, but I still get calls from people who read my blogs. The question I hear now is “should I consider buying a unit in MG on the Halifax now?” Times have changed. Legal problems of the past, which were preventing sales in the resort, are no longer a problem for the buyers. Rumors that one of the towers is leaning is a lame attempt at Pisa leaning tower's fame in hope to  dramatically increase tourism in Daytona but, no, the towers are as straight, as they should be. We took the listing for this Short Sale October 22, 2009. We closed July 6, 2012. It was a non-stop fight for 2 years, 8 months and 15 days. So, as of July 6, 2012 this 2 bedroom/2 baths condo unit in MG on the Halifax (former Marina Grande on the Halifax) is sold to the investor. Our previous record was a gorgeous 3 bdr/3 baths condo in Cinnamon Beach, Palm Coast. (see The War & Peace of Short Sale and Terri, I Miss You, Too). I do not want any more records. What started as a simple short sale with Chase as Servicer and Freddie Mac as investor, turned into a short sale nightmare for close to 3 years. We have submitted and resubmitted about a dozen times, had done 6 BPO and 2 appraisals by State certified appraisers… The worst was that they never negotiated. You submit all the paperwork...

April 13 was the Groundbreaking for MG (Marina Grande) on the Halifax. I did not expect such a crowd, and it was the first time when I could not park in the first row of the garage. Sort of gives the feel of how it will be when people actually live there. The newspaper reported that that the crowd was about 250 guests. I did not count, but it sounds about right. Officials, all Holly Hill City Commissioners and the mayor of Holly Hill, many other people who I do not know, and a sizable group of real estate agents. After hanging around the existing pool the crowd was invited to the tent next to where the groundbreaking was to happen. There was a show promised, and yep, the crowd turned their heads to the river and there was water ski show on the Halifax River performed, as I learned later...

Today was the groundbreaking at MG on the Halifax, better known as Marina Grande on the Halifax, a 972-unit planned condominium development on Halifax River in Holly Hill, Fl. The front man (and the man for beating if the venture fails – LOL) is Brett Dill, President of Swerdlow Group, which was involved in the initial stage of this development before partying ways with Boca Developers. He is also a managing partner of the new joint Venture. In the economy which is largely scaled back, Brett's instincts tell him that this is the time for bold moves. And bold he moves. The phone rings and the guy on the other end of the receiver tells me that when he Google Marina Grande on the Halifax, I was «all over the place, so he called me. By virtue of being the only Real Estate agent writing blogs about Marina Grande (or MG on t he Halifax, as it is called now) for years they find me on the first page of Google. Now, that there are new owners, and there is a team of sales people, it is no longer a place where nobody would give any information about anything.
