Pending and contingent home sales data are very important metrics when determining how strong real estate sales will be in the months ahead. I like to carefully review this information for each of the communities where I am most active on at least a monthly basis as it gives me a heads up on what the future might bring for my clients.    When a bilateral contract is entered into there are typically contingencies, historically mainly for home inspections and financing, but in today’s world many times they are short sales waiting for third party, or bank approval. Once these contingencies are lifted the change should be properly recorded into the MLS system as “pending”. History  shows us that the large majority of pending listings will ultimately close, usually within the next two month...

After strong December sales Hobe Sound single family sales drop to a 12 month low during January. After a great month in December for single family home sales in Hobe Sound where closings doubled from the previous month and were very near the best levels we had seen in a year, January was downright gloomy. In fact sales fell about 65% and hit a new low for the past 12 month period. During January our local MLS system shows a total of 10 successful closings as of this mornings’ update. That compares with 28 sales in December and again the lowest monthly total we have seen in a long time.  Sales last month were not only very weak but they were also all below $300,000 with one exception and that was a home on Sandshoal that sold for $349,900. After all the great news we passed your way last month about housing inventories continuing to drop across the market areas I service I could hardly wait to run the numbers when I finally got to the computer a couple days ago. Last month at this time we reported that Hobe Sound inventory levels dropped for the first time in four months.  So what has happened since then........   Well, I started off this month’s reports with the Tequesta market which had inventory levels remain steady and I thought I would let them bask in that glory overnight as the news is different in Hobe Sound For the fourth time in five months inventory levels increased again and are now at a new annual high. I've been away from posting on My Blog for a while. However, I'm back and will be update this regularly. So much happens each day in this real estate business it's important to dedicate the time. The market continues to be uncertain. There are lots of would be buyers waiting for the signal to buy, but are afraid of jumping in at the wrong time. December single family homes sales in Hobe Sound were SPECTACULAR!     Welcome to our first sales report of 2011 and what a way to start off the new year. Interest rates were down the first week of the year and now I have the pleasure to report that December single family home sale in Hobe Sound jumped 100% from November levels. It also tied us for the highest sales month of the year with April when sales were boosted by the expiring tax credit. No boost here from the government just an incredibly strong month of sales. During December our local MLS system shows a total of 28 successful closings as of this mornings’ update. Following the inventory levels is extremely important as it is the “supply” end of the equation that tells us where prices may be heading. As the supply of homes decreases and demand stays even we will see pricing increases.
