What a difference a month makes and a lot has happened since we last updated the pending sales data in the north county area. The biggest news affecting us all was the downgrading of the credit rating of the United States. One would think that would make interest rates jump but alas the Fed jumps in and announces they are going to try and keep them artificially low for at  least the next two years.  I, for one, certainly hope they can but I think that was more posturing in order to calm the equity markets more than anything else.   On the front lines, real estate sales in July were down across the area and some of that has to do with inventory levels that continue to shrink. Watching the inventory levels continue their monumental drop has really been a thing of beauty. Month after month we report new annual lows in home inventory levels throughout the north county area. This month is no different as we again need to adjust the scale on our charts to handle the new lows. No doubt we need to see these levels maintain and while it is making it ever more difficult to find price driven buyers to homes that meet their expectations no doubt this is a critical metric for future price appreciation.Last month in Hobe Sound inventory levels continue to go lower and this marks the 6th straight decline and another new record low. Every month at this time we take a look at the level of pending real estate sales in the north county area as it is the most important metric when determining what future sales will be. Everyone had an amazing spring with stronger sales than we have had in years. Interest rates remain at historic lows, we have seen an interesting drop in foreclosures and inventory levels are at year long lows. Sales reported here for June were tremendous and things are looking up. Or are they?   Our May 15th reports throughout the north county area showed pending sales at 12 month highs but last month we saw a reversal and reductions in pending listings which again are a precursor to upcoming sales levels.  Market Report: Hobe Sound Florida Real Estate Snapshot for Zip Code 33455, Condo Sales for June 2011 For June, 2011 in the 33455 Zip Code area of Hobe Sound, Florida :   There are currently 41 active condo listings. (Up 1 from last month)   10 Condo sales are pending and awaiting close or lender approval. (Up 2 from May)   There was 1 sale. (No change from last month)   Not very much difference from May for the Hobe Sound Condo Real Estate market for zip code 33455.  Sales were unchanged, Pending sales up slightly as well as an increase of 1 condo on the active inventory.  This is a very limited market in Martin County and difficult to determine any trends.  We expect an increase in activity for the next season which typically begins in November. ( down 1 from May)   72 Residential sales are pending and awaiting close or lender approval (Down 21 from last month)   38 Homes Sold in June (An increase of 8 from May)   The good news from the Hobe Sound residential real estate market (zip code 33455) for June is that sales increased by 8 homes to a total of 38 for the month. Unfortunately the inventory was basically unchanged (dropping by only 1 home) and pending sales (future activity) was down by 21 units from May. Hobe Sound Single Family Home Sales Pick Up Steam in June Last month we reported how sales had fallen during May as we transitioned from a very strong spring buying season into the summer months. This morning I start off the monthly updates with Hobe Sound and the numbers look excellent for June which is great news indeed. During the month our local MLS system shows a total of 27 successful single family home closings in Hobe Sound as of this mornings’ update. That compares with 24 sales in May and a fantastic way to start summer here in Paradise. Not only were sales levels great but the fact that they came in every pricing category was also good news. Especially strong were the luxury sales in the $1,000,000+ price range where we had 5 sales between $2,275,000 and $10,500,000.  The ch...

A couple weeks ago I took an advance look into inventory levels in Palm Beach County and at that time it looked like we might see a slight uptick when I completed my monthly report. But alas, here we are at the beginning of another month with another report of declining inventories throughout northern Palm Beach County. Finding the right home for our clients continues to become more and more difficult.This month in Hobe Sound inventory levels continue to go lower and this marks the 5th straight decline and another new record low. Hobe Sound Home Sales Drop Significantly During May The strength of the spring home buying season in Palm Beach and Martin Counties has been nothing short of spectacular. Inventories as reported here are at year long lows and interest rates were down again for the 8th time in 9 weeks.   I wondered just how long can we keep this party going as I sat down to put together the final sales numbers for May. During the month our local MLS system shows a total of 22 successful single family home closings in Hobe Sound as of this mornings’ update. That compares with 34 sales in April and a pretty significant drop. We expect a slowdown as we shift from spring to summer but this was a pretty big drop and worth watching. The smiles continue to shine around the offices of Keller Williams Realty in Jupiter as the local real estate market continues to thrive and recover. As we report on the first of every month we continue to watch inventory levels to see just how strong this recovery is. Thirty days ago I reported here how every one of my main market areas in north Palm Beach County with the lone exception of Palm Beach Gardens reported increases in pending home sales for the third month in a row, most of which set new year long highs. These statistics showed a local real estate market that continues to recover quite nicely. Once again I was excited to get back to the data this month and see what has transpired since then but based on the activity I am seeing things continue to get better and better on the real estate front lines. It really is very difficult to find good properties in many locations in certain price ranges. Hobe Sound single family sales remain solid as a rock. After jumping 20% in February and 150% in March, Hobe Sound single family homes sales remained very solid during April. During the month our local MLS system shows a total of 30 successful closings as of this mornings’ update. That compares with 30 sales in March still at annual highs and a continuation of a market improving even though prices are still being held down by the foreclosure sales. While the number of sales were very strong last month they remained intrenched in the lower price ranges with 70% of all sales below $300,000. But the good news is we saw some great strength in the $1,000,000 plus market with 4 sales representing a very strong 14% of the market. It is remarkable how happy everyone is around the office these days.
