The number of homes for Sale in Hernando Beach, Florida has increased while average and median list prices declined.  More than 70% of Hernando Beach homes for sale are located in the northern part of the community with direct access to the Gulf of Mexico.  Active Listings:  98 Price Range:  $65,000 - $850,000 Median:  $339,900 Average:  $367,938       In August 2009, only five properties sold in the Hernando Beach waterfront community, all of these were in the direct access areas.  Sold August 2009:  5 Price Range:  $148,900 - $350,000 Of these sold homes, only one was a REO or bank-owned property. Although it's not yet raining, there are big storm clouds forming ahead.  In the distance, thunder can be heard.  The sun keeps shining producing this great rainbow over the water in Hernando Beach, Florida.  Rainbows usually are short-lived, so I hurried to get this shot before I sat back to enjoy its beauty until it faded away into the clouds. After a two-month summer break, the Hernando Beach Property Owners Association (HBPOA) is meeting again tomorrow, Thursday, September 3, 2009. Traditionally, during the September meeting, property owners, members, and guests are treated to an ice cream social following the business meeting. The meeting takes place at the Hernando Beach Coast Guard Auxiliary, Shoal Line Blvd, Hernando Beach.  Doors open at 7:00 PM and the program and meeting begins at 7:30 PM.  So come on out and take the opportunity to catch up with your neighbors on news that concerns our community.  See you there!

Several weeks ago, I had bought some really good watermelon.  After I was done eating it, I threw out some of the seeds in the backyard for the "birds" to eat.  Well, apparently, the birds didn't eat the seeds and out came little watermelon vines here and there.  In my Hernando Beach neighborhood, the dirt is not all that good. It's a challenge to grow a lawn and growing vegetables in this waterfront community isn't the norm.  So I just relaxed and watched more out of curiosity the vines as they grew.  Then, seemingly overnight, my backyard was transformed into an outright watermelon patch much to the delight of the bees that are buzzing from flower to flower. The neighbors are probably wondering what I'm looking for when I'm in the backyard poking around the vines.  I didn't know water...

July 2009 Real Estate Market Report: Hernando Beach, Florida Inventory of homes for Sale in Hernando Beach, Florida, remained stable in July.  With seven closed transactions there was an increase over June; however, the number of properties under contract decreased.  With 45 homes, the majority of the homes for sale in Hernando Beach, Florida are priced in the $200,000 to $400,000 range.  Only eight are offered below $200,000 and 26 are offered above the $400,000 mark. Hernando Beach is residential boating and fishing community offering a wide range of home styles along saltwater and freshwater canals as well as waterfront homes with frontage on the Gulf of Mexico.  This community offers affordable waterfront living located just North of Tampa easily accessible via the Suncoast Parkway...

Vacant land sales in the waterfront community of Hernando Beach, Florida, haven't been exactly booming in the last couple of years; however, since the beginning of 2009 here too, the market has finally seen more activity and sales.  There are currently 132 vacant lots available for sale in Hernando Beach ranging from $35,000 to $700,000 for a property with frontage on the Gulf of Mexico.  Average list price is $160,905 and median list price is $141,200. One property is currently under contract.  Offered as a short sale with a list price of $150,000, it is a 7000 sf lot with seawall located on a wide saltwater canal in the direct access area of Hernando Beach. Closed home sale transactions in the waterfront community of Hernando Beach, Florida, decreased slightly but remained steady in June 2009.  Active listings also decreased with median list prices remaining stable and average prices slightly decreasing due to price reductions in the upper list price ranges. There is a new house on our street!  Preparations for its arrival began several weeks ago with extensive site preparations.  You see, this Hernando Beach neighborhood is a waterfront community where all new homes have to be built on stilt foundations.  Once the stilts are in place and the first floor foundation i.e. garage floor has been completed, it usually takes months for the actual home construction in the traditional way to be completed. Today was the 30th Annual Blessing of the Fleet hosted by the Hernando Beach Yacht Club.  Members and guests gathered at the club house for the  ceremonies that took place in three parts: on land, dockside, and out in the Gulf of Mexico.  Dignitaries present included the County Administrator and members of the Hernando County Port Authority.             After the posting of the colors and a few short speeches emphasizing the tradition of the fleet blessing and remembering those who have fallen at sea, the ceremonies proceeded with the dockside blessing of each vessel by our local Episcopalean minister.  Each boat received a certificate to remember the event.             Boats then lined up to drive down the Hernando Beach canals, following the channel into the Gulf of Mexico and stoppin...

The Hernando Beach Yacht Club will host it's annual Blessing of the Fleet on April 4, 2009 at the clubhouse on Shoal Line Blvd in Hernando Beach, Florida. The event will begin at 3:00 PM with dockside blessings at 4:00 PM.  Boaters who would like to get their vessels blessed should drive their boats behind the yacht club, Snapper Canal.  Certificates will be issued to each blessed boat.  After the ceremony, boats will proceed to marker #86 for a dedication ceremony with wreath laying honoring departed mariners.  Back at the club house, social hour will begin at 5:00 PM with dinner being served at 6:00 PM.  Dress is casual, reservations are requested.  If interested, please call 352-200-5763.
