I attended the monthly GATORREIA (GATOR Real Estate Investor's Association) meeting this Wednesday in Gainesville. I estimate approximately 40 people were there in total. It was the second part of a four-part series about buying foreclosures. The speaker of this segment discussed the options available to homeowners in foreclosure. I'm pretty sure he found his material directly from the HUD (US Dept. of Housing and urban Development) and FHA (Federal Housing Administration) websites. Does anybody know where this house is (in Gainesville), or wanna guess?  I needed to waste some time before meeting with a listing agent the other day and so I took a cruise around some neighborhoods. Some people like looking at birds, or plants, etc.. Well, I'm likely not alone in this group, but I definitely enjoy looking for cool properties just for fun. Have you seen this one?

There's a group of people here in Gainesville that are truly dedicated to getting books back into the community at reasonable prices and at the same time, earning extra monies for the Alachua County Library District. This group began over 50 years ago and has grown over the years into a dynamic organization of people who move hundreds of thousands of donated books through the facility annually and get them back into the community and monies to the library.  All the folks are volunteers - no paid personnel. This is an awesome investment strategy, especially for real estate professionals! Did you know that you can invest your IRA funds into LOCAL real estate? There are multiple ways to do this and you could do it any where in the country. That being said, the way our program works goes like this: 1. We find distressed sellers, right here in Gainesville, who are willing to sell their property at a discount. 2. We use private lenders (that could be you) to give us the funds to buy these properties and their money is SECURED by a mortgage against the property. It's that simple. We pay 10% for mortgages with a loan-to-value of 65% or less. So, your money has limited exposure to a fast drop in equity.

Since I began blogging 6 months ago on Active Rain, I have spent spare time searching and researching topics for my blog and posts to Localism.Com.  One of the links on my blog page is for Paynes Prairie State Park with information about this beautiful State Park right here in Alachua County.  I stumbled across one of the most beautiful photos I have seen in a very long time, and I wanted to share it here. A good and informative article appeared in our Sunday Edition of  THE GAINESVILLE SUN - Homes & Real Estate Section.  With all the horrible, negative news about Real Estate and the Housing Industry throughout the U.S. it was a sign of good things about our local market here in Gainesville.The statistics used were compiled from The Florida Assocation of Realtors and  represent data from the "Gainesville Metropolitan Statistical Area of Alachua and Gilchrist Counties. I am addicted to NCAA Football. I have been addicted for years.  I am happy with this addiction & love to spend my Saturdays wearing Orange and Blue.  If I am showing properties to buyers, they are stuck listening to the radio for the play-by-play coverage. And that is assuming that they have gotten a hotel room in town if it's a home game.   I do a good job to avoid the traffic & stadium issues when travelling around Gainesville on game weekends.  It's a gift.I always apologize for this addiction.... just bear with me or join in!  We all have opinions on football.If I am not with clients, I can be a rowdy Gator fan that has "serious football food" planned & served in the living room while watching the boys on my Big Screen TV.  True addiction.   I am the football addict in our home.......
