When I was in the sheet metal manufacturing business my clients would place an order for whatever they needed and we would deliver it. I never had one of them call me to ask "what does your schedule look like?"I have yet to call the grocer to see if they have groceries before I go shopping. Maybe I'm missing something. Even though we work for the borrower it is the lender's responsibility to choose the consultant.  #2. Quite often the lender will provide a list of 2-3 consultants that they have approved so the borrower has a choice. #3. Letters to Santa in FL I was recently very pleasantly surprised to learn how letters to Santa are handled by the Fort Pierce FL post office.   Thanks to Georgia Parsons, supervisor of customer relations at the Fort Pierce Post Office, here's what they do. They have received about 200 letters to Santa this year. Every child gets a reply written by local volunteers and a small plastic bag marked 'reindeer oats.' In all, there are 25 variations of responses for letters received too early, to those right on time, to letters that arrived too late.  Here are some excerpts: 'Santa gave your letter to me because I handle reindeer nutrition. What is a 203k feasbility analysis report?A buyer is looking at a home that needs substantial work... how much will it cost to make those repairs? That is the big question. If it costs $50,000 then we have a deal, but if it costs $150,000 this isn't the property for this buyer. Solution: Have a contractor provide a cost to make those repairs, an estimate. What do you do with that estimate? Use it to make your offer. Why would you use a "consultant" to do that same estimate? Simply this, a contractor might miss the obvious additional repairs and only provide you with a bid to cover the major issues. The minor issues can also add up to your demise.
