Deerfield Beach Real Estate Market Report - October 2011 - Deerfield Beach FL           The Deerfield Beach Real Estate Market continues to show that when homes are priced right, they sell.   In my opinion, the numbers show that we are in a price-driven market.  Closed sales in Deerfield Beach reflect a slight decrease this month over last across the board.   The chart below is based on information taken from the Multiple Listing Service and sold by various MLS participants. I had a buyer call me today on one of my listings in Deerfield Beach the other day.It's a beautiful 2 bedroom Villaonly 3 Miles from the BeachShe wanted to know why the Monthly Association/Maintenance Fee was sohigh compared to the Deerfield Beach Townhomes around the corner.The Villa has a Monthly Fee of $323 The Townhomes around he corner are only $160 a month.I explained to her that the Villa is Governed as a Condo.Meaning the Association maintains (Well, really, the Villa Owner pays the Association to Maintain) the exterior upkeep of the building, including the roof and painting of the building. It will also include the Insurance for the exterior. That's where the difference comes in. The monthly Fee reflects this. It doesn't mean the Townhome Owners are not required to get Insuranc...

Deerfield Beach in Florida will hold its 31st Festival of the Artsthis weekend, January 29 and January 30th from 10 am-5pm.  The event is held on Ocean Way just south of the Deerfield Pier. What a great weekend to enjoy the beach, take a healthy walk along Deerfield's Ocean Way, sample all the fun fesitval food  and view art from more than 107 artists.  If you go early there's limited metered parking nearby, a parking garage about 2 blocks away or a free shuttle that runs from the Cove Shopping Center to the event. There's entertainment at the main stage during the day as well as street entertainers to enjoy while you shop. As you set goals and make resolutions for the New Year, are you prepared to make adjustments as you approach your target? On New Year's Day while I was walking along the beach, I noticed the birds as they were approaching the roof of the near by Grille.  It was very windy and not easy for them.  But one by one, wind at their beaks, they approached the roof.  At times they had to hang like a Harrier Jet then wait for a momentary lull in the wind, then land. Some approached, evaluated the situation and adjusted with a slight turn to the left, then to the right and then landed. Each one had their unique approach to the target.   Some landed on the first try, others had to adjust their approach but they all made it. Happy Birthday to me, happy birthday to me...Last night, my wife and I celebrated my birthday.  In celebration, I decided I would take her out to dinner at a popular restaurant known for serving up really good lobster.  The name of the restaurant is The Station House which has 2 south Florida locations.  I chose the one closer to the house which had recently opened.  It is located in East Deerfield Beach, FL.Quick Recap (because this is a long article)1.  The bartender and vibrant waiter (explained in detail later) were good.  All other staff, from what I saw, are in terrible need of training.2.  The drinks were good3.  The food was good4.  The price was reasonable5.  I would not go back because the hostess staff was trained poorly and the "order taker/waitress" was beyond pathetic The ...
